The accomodation is what you would expect for the price. My biggest complaint however, was the noise disturbances caused by the owners/operators of the hotel in the dining room area until 11.30pm and then again early in the morning. Incredibly inconsiderate to be making so much noise and disturbing your guests in the surrounding rooms at such inappropriate hours. Very unprofessional.

Good facilities-Parking a little tricky

Super room No 4, great WI-FI, flash en-suite a quiet area overnight, handy places for our trips, owner friendly, we did not take breakfast as we have become used to getting our own. Views over park, curtains could be fixed and a table lamp provided but minor, this was a good stay thanx.

Best for the price it offers

I stayed there for 3 nights. We got one of the basement rooms. It was spacious, well-kept, everything tidy & clean, warm & cosy.

The staff especially Ranjana & Vicky were really good and were glad to help.

No issues with room heating, hot water, servicing..

Very close to the city, ample parking space around, you can't not find it...

Room is serviced everyday.. what else do you except for the price it comes :)

Would I stay there next time- a Big Yes every time I go to Scotland..

I am not going to repeat everyone else's views here but yes it does need updating. End of. It is close to every bus route you could ever need. Close to Leith marina. Close to all the pubs/bars and exceptional places to eat. Walkable to Tom Kitchin's restaurant. No parking but spotlessly clean and cleaned daily. We didn't eat brekkie there though. Would I stay again....YES.

The room I was in was a good size but the room and the ensuite are in desperate need of redecorating , the bathroom looks like they have had trouble with damp .
Good size tv and tea coffee facilities provided .
