A relaxed atmosphere and for a B & B our room and facilities were excellent. We were in a new annex, clean and comfortable. It should be emphasised that this is that of a B & B not a hotel and treated as such, with the breakfast being basic continental and good. We enjoyed the hotel and once you knew the bus routes into Rome this hotel was a 20 minute bus ride away, very convenient - be warned that buses can get very overcrowded. Good value. Good food bar and entertainment can be found a 10 min walk away at Habitue; Via dei Gordiani, 22

Not the Best Location

My in-laws, husband and I stayed here 13 Sept -19 Sept. My in-laws own a bed and breakfast and wanted to stay in a bed and breakfast as guests. In retrospect, my husband and I should have stayed somewhere else. First the good: quiet and quaint; lovely outdoor patio area. There is an onsite restaurant which serves dinner. We had two meals here and each was good. And there is free wi-fi! Now the bad. The location - public transit required to get to city center in order to enjoy the attractions of Rome. The first two days we took the bus, which was miserable. After that, we stuck with Uber (free wi-fi, remember?). This part of town is not an area where you can walk the streets, mingle with locals and enjoy local cafes and restaurants. It's mostly apartment buildings and private homes. You can't just walk out the door and glimpse city life, which is what we would have preferred. Although room rates are cheap, we quickly spent the money we saved on transportation to and from the city. Also, our Uber drivers had problems finding the place; but so did our airport transfer driver. We quickly learned street names and directions to help our drivers out. The bathroom in our room made the entire room stink. We left the lid down thinking it would help. It didn't. The breakfast was minimal. When they say bed and breakfast, I envisioned actual breakfast. You are given a croissant and you have access to yogurt, coffee, juice, milk and cereal. In short, my husband and I would not stay here again. My in-laws, being older; liked being out in the quiet area away from city noise. They probably would stay again.

Pleasant well equiped room ar the outskirts of Prenestino

Yes it is a bit difficult to get there.
Take bus 409 from St Tiburtina or largo Prenestino. Get off at stop via Aqua bollicante/ Mercatire. Short walk through sidestreet and up via Labico. Longer walk from via Casalina bus 105.
But really nice situated in a rural area. I felt safe also walking in the middle of the night. Pleasant rooms, well equiped, clean and surprisingly cheap. Yes typical poor Roman breakfast with Yogurt, Croissant, coffee, jam, buscuit or toast. Simpel but around there normal! Free parking if by car!
From the seven hotels i use in this area, it comes second vecause if price/ quality and first because its charming location.
Be aware of my experience in the restaurant, that was a different cup of tea!

The room was clean, had all necessary amenities. The breakfast was not very elaborate, but was sufficient. The only negative point is that it is very far from the centre of Rome, if its really late you will have to take a taxi, which is very expensive. So, it is good for people who want to stay out of the city.

Horrible stay

We been there 2 years ago and we still can't forget the experience. Our previous review "magically" dissapeared. Hopefully you will see this one and be warned.
1. Bad location - horrible and scarry neighborhood. Don't go out at night (and not in day). No view.
2. The place is a villa of someone. And the familly probably lives there. The room was OK. but the next room lived a strange couple - probably part of the family - a little bit scary. The room's buthroom had a terrible stench. When we closed the door it was bearable - other wise gave us headake. They asked for payment before we seen the room - don't let them do it - first see the room. Wi-Fi was terrible.
3. Breakfast was very, very poor. One croussant each! (Tea and jam...) We told the receptionist the day before that we want have breakfast as we wanted to eat elsewere, but because of the rain in the morning decided to eat at the hotel. They didn't had a croasont! They order the exact number th evening before.
The ambiance was also very strange. Strange people there.
Yes, it was cheap - but our stay wasn't worth the money.
The receptionist was OK. There was a girl named Andrea that did all the dirty work. Poor child. I hope she left for better life...
It is 30 min on bus from center.
If you ask me - for a pleaserable stay - don't go there. If you want to save money and think you can take all this - be my guest.
This expereance really ruined our stay in Rome.
