Service was excellent, room was big, very clean and fresh
Although the hotel was mid renovation you wouldn't have known.
Location was nice and quiet with a canal view to admire.
Manager was really nice

Great hotel, ideally located with friendly staff.
We arrived on a weekend with a festival we were unaware of, we were given great advise on where to stand to see the fireworks and where to avoid. Given a map with great restaurants to try. Staff were very helpful.
Bedroom was big with a comfy bed, very clean. Loved the small touches like mosquito plugs etc. We had a canal view which was beautiful.
Location was perfect, easy walk to everywhere.
Would highly recommend.

Freshness and Quality

This restaurant punches above its weight with very well priced wine and dishes made with fresh ingredients. Venice is reknowned for it's fresh fish and this restaurant won't disappoint, however the fillet steak in a cacophony of pepper corns was delicious. It gets busy after 8pm so a reservation may be needed!

Owner changed with no advise - poor organization.

Good points first:
1) It's cheaper than many other locations in the same area
2) the position of this hotel is really comfortable and really close to the railway station. Makes it ideal for who wants to explore Venice by foot.

Bad points then:
1) Management and director/owner has changed and this is not advised anywhere
2) We booked on line a couple of months before choosing it because of the services offered in the announce in booking.com, that were eventually not true.
3) One week before the check in I sent them an email to ask if the breakfast was included in the price. They answered me 7 days after, just before the arrival, while I was travelling saying "No" and pretending me to tell the exact time of our arrival (???). Since I didn't reply in a short time, they phoned me directly disturbing us during our travel.
4) There is no reception
5) There is No luggage storage
6) Room was dusty and there was rust in the bathroom, could be more clean than this. Hygiene is not their first concern.
7) It's indeed a room rental masked as a B&B.

It was my first time in Venice, and this hotel worked well because afterall it was only for a couple of nights but I won't go back there anyway.

Quiet retreat and authentic venetian decor

Pros:
-Great location and do not have to take the vaporetto (water public transport...that could be on strike) or a water taxi to get there.
-Charming and bright clean room with view on the canal (honey moon suite)
-Very comfortable bed
-Good hospitality and great service
-Grocery store very close
-Restaurants and Café close by for breakfast (not included)

Cons:
-no wifi but the staff is very helpful at giving info or printing it for you
-no netting in windows...mosquito alert
-shower curtain would be nice
