This is the poorest hotel I've stayed at in ages. That might not be the fault of America's Best Value, since it looks like they recently bought it from Super 8 & are beginning to upgrade it. But, it's got a long way to go. The only reason to stay here now is if you have a dog and better hotels won't allow them.
All the rooms open to the outside face south or west. The location is quiet & there's sufficient lawn to walk your dog. There are two floors, but there's no elevator and the stairs are narrow, steep & long. The furniture is old & scratched and some of the lights don't work. The pillows are hard & lumpy and the bedsheets are thin & have huge, permanent stains. You will be motivated to keep your shoes on in the room. They remodeled the bathroom in our room and the tub, toilet (very quiet), sink & shower curtain look new and are nice (but our sink was plumbed wrong, so you got hot water when you wanted cold). The ceiling is quite low over the sink & my head grazed it. The small fridge worked fine.
There is plenty of parking. The ice machine is up at the office (a long walk for us) and the continental breakfast was the cheapest, most nutrition-free food I think I've ever seen. They charged almost $80 for the room, which was an awful lot for such a poor quality room. Plus, a charge of $11 more per day per dog. This place is a terrible value if you don't have a dog and I would never stay here.
We've stayed at other hotels in the America's Best Value chain and usually they are tremendously better than this one. If they don't fix this place up, it will be closed before long – there is lots of competition being built nearby. If those places take dogs, that's where we'll be next time.

I guess you get what you pay for.

The room was OK. Mattresses were worn. Fairly clean. Found leftover Frito-Lay at side by bed from a previous occupant. Breakfast offered no fruit or yogurt. High carb offerings only.
Manager was very kind.

I was just looking for a cheap place to get some sleep. Very surprised to find this clean, new and modern hotel room at such a affordable price. Friendly staff. I will be back since I travel this route several times a year.

Checked in late here just to sleep before traveling on the road back to my home state. The room was clean, reasonably priced, and it was fairly quiet even though it was a Friday night. I have no complaints.

Amazing service and amenities for the price

I crashed here with a couple friends for Phoenix Comicon and I was blown away by how good the room was. The room was pretty cheap, but it still had a good setup with a microwave and a fairly large minifridge. The bed was comfy and on top of that, it was less than a mile away from the convention center. Overall, I'm impressed!
