Good for groups - research before booking
1987porsche944on 13/09/2015 20:10We arrived after traveling for 25+ hours, exhausted from delays and missed connections, around 8:30pm. The host said he would be there to let us in between 8 - 10pm but was nowhere to be found. We were sitting outside in the street in a rental car for a while, exhausted and calling/texting everyone we knew to try to contact the host. No one answered the service bells at the carriage doors. Finally, another guest of the villa let us in and we were able to park the car and go get some dinner. Marco showed up late and appeared harried and annoyed at us.
That was our only negative experience. We stayed in a villa with 5 bedrooms, most with en suite bathrooms, which was very useful. The rooms were comfortable (the beds may have been hard but I prefer hard). The rooms were not "modern" but were clean and comfortable for us. There was daily maid/cleaning service, and soaps/shampoo in the bathrooms. The bedrooms in the upstairs all had air conditioning. We all shared a small kitchen and outdoor lounge area, which was very nice. We had WiFi in the downstairs and lounge area but not in the upstairs bedrooms.
The off-street parking was very useful! Downstairs off the courtyard there is a washing machine but it appeared to be broken/filled with water, so we just washed clothes in the sinks and hung to dry. Also downstairs there are vending machines with gratis snacks and waters that was included in our fee. The tap water seemed fine, so we kept filling up with that, but it was a nice option. There is also a coffee vending machine, but we did not use it, there is a fantastic coffee bar right across the street!
Overall I would stay here again. There were some snags, but it is a small business, not a huge corporation. I wish the host was a bit more friendly, but I was OK with him. This place is especially suitable for people with rental cars, it is close to a train station and a 10-15 minute ride into the center of Milan. There are lots of small restaurants, bars, and stores in the area. Area seems very safe, even at night. We did not have a problem with noise (and we also had a nice skylight with a shade to cover it in the morning).
worst experience ever, rude service - do NOT recommend

We knew that we will arrive late so selected "hotel only" on booking.com, but when we arrived it turned out to be bed & breakfast and the service was very rude.
Madame was angry we woke her up as we arrived after midnight. She said check-in is only by 11pm which was not mentioned on the website. She said she does not have my reservation even if I had confirmation from booking.com. She brought the credit card reader and tried to make us pay again for something we already paid when making reservation on booking.com.
When we refused to pay second time (as we already paid on booking.com) and decided to leave, she bang the door behind us in the rude manner.
When we complained to booking.com they replied it was "no cancellation" booking and money we already paid will not be refunded.
The location was ok. It could be there was mistake in hotel/B&B classification and otherwise it could be ok experience but with that rude attitude it was not acceptable.
a great option for big groups travelling on budget
TKY85on 30/06/2015 17:50though not located right smack in the city, it's quite near to Novate train station, and you will reach the duomo after 7 stops (with 1 interchange to the metro).
the whole b&b environment was quite unique. the rooms we had were basic but clean, nothing much to complain about. free wifi is provided, but not all rooms can detect the signal.
some down sides - breakfast is served via a vending machine, with pretty sad selections, and each guest is limited to 4 items (including drinks); and it wasn't that easy to reach out to the friendly owner if need any assistance.

annafS7024GHon 18/06/2015 18:35Facilities very poor. We were in one of the loft rooms and there were no drinks making facilities, the bed was rock hard and there was cupboard/wardrobe space. We were lucky in that the air conditioning did work a bit although it wasn't very efficient but apparently in many of the other rooms it didn't work at all. Breakfast service consisted of a vending machine containing prepacked croissants, cartons of fruit juice and bottles of water and a coffee machine which you were given a credit for- in our case 3 euro's to last two of us for two days but in my friends case 12 euros to last one person 2 days. The overall place was however very quaint and quirky and all the rooms were different and it was only a short walk from the train station.
The worst B&B I visited
GiovannaSwedenon 30/12/2014 13:44The location and the building are OK but: there is no assistance, the rooms are small and dirty, the facilities are worse than an youth hostel, the breakfast is ridiculous. The justification the owners give to the quality of the breakfast is even more ridiculous, even if you don'the want to serve manipulated foodles there are plenty of ways of serving packed goods. Besides, they give you a prepaid badge for the machines with so little mung that you can barely have 1 coffee and one croissant. Shame on this B&B, it is barely a bed!
