stunning location lousy guest ethics

Dont go here if you want peace and quite or any chance of relaxation at weekends.
The room was excellent and so were the views. The hotel staff good and helpful BUT God help you at weekends. What isn't clear is the priority given to weddings and receptions and your status and irrelevance as a guest over the weekend's. What is a tranquil quite and relaxing venue Monday to Friday becomes a hell whole Saturday and Sunday. The noise is atrocious and you as a guset are not allowed to use the pool or pool area and even told that best not be at the hotel.
The reception's during the day and evening last anywhere from noon to 2pm in the morning and nigh on impossible to sleep or get any attention from the staff or managment.
When this was questioned we were told 'it says on our website and if booking directly we hold receptions at weekends and can be a bit noisy' Well that last bit is an understatement.
To add injury to insult on the last weekend the the chairs, loungers and table outside our rooms for our use and other adjacent rooms were taken away for more seating for wedding guest and they were not bought back even by the time we left the hotel.
Even the earthquake experienced whilst here was more endurable than the weekends.

Awfull Place, Stuning Views

We arrived at your accommodation in the afternoon at about 16:45, the place was deserted. The owner & her husband arrived to check us in a bit later, told us their restaurant was close because they where tired, showed us the room and left. We had booked this accommodation because it had a restaurant & we would not have to drive at night to a restaurant & could have a few glasses of wine with dinner.
After they left we found that the room was not clean at all but had been sprayed with insecticide to kill the insects, the floor was covered in then including a dead scorpion, the insect spray affected my asthma. Then we found that the shower curtain was covered with mould, the toilet seat was loose and to top it all there was no hot water. Upstairs there was a window shutter blowing in the wind, banging on the wall, so there could be no rest.
The room had no window other than to open the top half of a stable door in the entry door to the room & a window in the bathroom. Not Ideal.

I first tried to call the owners at 17:45 and was informed by the operator that the person I was trying to contact is not available, so I contacted our booking agent, who couldn't get hold of them either.

Therefore we left the accommodation, we did not feel comfortable and felt neglected, we did not spend the night and had to find another hotel.
Personally I would advise no one to stay at this place, I must say the views are absolutely stunning but the accommodation is a complete mess. We walked around the property while we where waiting for a solution to the problem, we got to the pool which is really nice, but the toilets at the pool stank to high heaven.

Wonderful week at the Urbani!

My husband and I visited the Urbani through recommendation of our then wedding coordinator in May 2013. We were looking for a private venue to base our wedding weekend for friends and family to enjoy a taste of Italy over a long weekend in August 2014 and the Urbani was the perfect find.

Over the course of a year we heavily engaged with the staff at the Urbani who helped answer every question and arrange any request we made. Working with Stefania, who is heavily praised on these pages; was a pleasure and we can not thank her enough for her extreme hard working ethic.

Her professionalism and capabilities knew no limit. The Urbani provided us with a wonderful bespoke wedding weekend package and extra dilligence was taken to understand dietry requirements.

Stefani worked exceptionally hard in arranging coach transportation collecting our guests from the airport, taking them to the wedding venue and to local restaurants along with hiring baby car seats for the weekend.
The Urbani were great in suggesting local days out to Spoleto, Terni and Assisi. Many great memories were made in Umbria and the Urbani helped create them.
Stefania wears many hats, on one hand she was checking people into their rooms, cooking children's lunch meals and on the other coordinating a steaming service for wedding attire. She was truly what any couple planning a wedding in a different country would what to find confidence in. No request felt too much for Stefania and the team at the Urbani.

From a holiday perspective looking out onto the rolling Umbrian hills is a wonderful escape from London life and is a tranquil authentic Italian delight. The setting is breathtaking, the food mouthwatering and service unforgettable. We will most certainly be visiting the Urbani again soon,

Charming Setting in a charming town

This agritourismo was an excellent choice for us while visiting Unbria. The room, the view and the location of the Villa were all perfect.
During our stay we had an issue with our car. Normally we would have out if luck trying to get a mechanic in a small European town, but the hotel manager Louana took charge and we did not miss a minute of our vacation. She not only brought us to town for the day when we returned she had arranged our car repair. That was above and beyond!
The property is very beautiful and clean.

If it weren't for the room

This property is marvelous. The staff, the views, the food, the animals, the truffles, and about 92% of the rooms are splendid. Just don't stay in the Coscerna. It's not a room, it's a cell. Granted a very nice cell, but any room without a window is a cell. If you do stay in this room immediately ask for a fan if you would like any air movement. I was in Umbria with a group to sing Latin in 14th century churches so living in a cell was rather appropriate. Stay out of this room and you will love it here.
