We did not realise the Fringe was on so it was even cheaper given the festival.
The rooms are small but adequate.
The bed was comfortable and clean.
Breakfast was hearty and generous. I would go back again, lovely feel to the place and obviously loved by the owners.
Thanks for a very pleasant stay, also taxi about tenner after 10pm from city centre. Was good to be able to leave car at the guest house.
Excellent overnight stay. Well managed by experienced owner.
Twinturbomikeon 02/08/2017 13:01We stayed over for one night at Appin House while visiting Edinburgh.
First impressions - very nice from the outside with some off-street parking and acceptable time-limited permit parking on the street itself. The street is quite narrow with cars parked on both sides. Parking a long car in the driveway can be a challenge depending on how many cars are parked on the street.
Travel into Edinburgh - a bus stop is just minutes away. It's £1.60 per person into the Royal Mile which takes 10-15mins depending on traffic. We hired a black taxi cab to come home which cost £6.80 at 9pm.
Interior / facilities - first impressions of the inside of the house can be concerning as it looks dated and tired but it grows on you and becomes a pleasant feature rather than an off-put. Our bedroom (No.6) was on the 2nd floor and was excellent. The ensuite bathroom looked as though it has just been refurbished and was very shiny! The view from the window was of the rear of other properties but these were far enough away not to be intrusive. The bed itself was enormous.
We had coffee / tea making facilities in our room with extra sachets available on the landing which avoided the need to ask. Excellent idea.
There is a rack of local information leaflets available including maps of Edinburgh.
We would use the room again happily.
Breakfast - you fill out a tick list the day before to say what your breakfast choices are and what time you would like to eat. This gives the owner a chance to obtain the items if you have specific dietary requirements and it speeds up the dining process aswell, particularly if you are in a rush. The times set down for breakfast are quite early, with the last official sitting at 8.30am but the owner is flexible if you want a lay-in after a long journey the day before. As to the food, it was freshly cooked, hot and very tasty. Table service was courteous and helpful.
MAKE SURE YOU FILL IN THE FORM - NO FORM, NO BREAKFAST!!
Information - apart from the leaflets, just ask the owner and he will answer any questions comprehensively to ensure you don't miss anything.
Price - mid range but good value.
Would we use Appin House again - definitely.
Lovely B&B in a beautiful neighbourhood
amg954on 25/07/2017 13:43We recently spent two nights at this lovely B&B. The price was reasonable and provided excellent value. Our room was spacious and very comfortable - we were on the ground floor which made it very convenient. Our host was Jenny who was wonderfully accommodating and made us feel very welcome. As we had a very early tour scheduled for our second day, the hotel arranged for us to have an early breakfast (outside of the normal breakfast hours) - we didn't ask for this but they made sure we had something to eat before setting out! The neighbourhood is just lovely and very quiet. Great location for wandering and accessible to public transit. Would definitely recommend Appin House and would stay again!

Easy access to the nearby train station.
Rooms were very clean, my room didn't have an en-suite but the private bathroom was for my use only and only across the corridor.
Breakfast was delicious
Hosts were very welcoming and helpful as to how to get around Edinburgh.

holibags2010on 30/05/2017 13:24A great find in a lovely part of Edinburgh. This B&B is very reasonably priced for the location, standard of room, service and breakfast. I visited for one night before an interview and was glad I hadn't forked out twice the price for a generic chain hotel.
The owner is friendly and informative of the surrounding area. The room was spacious and clean, with a lovely modern shower room, tv, kettle and plenty of wardrobe space. The breakfast is ordered the night before with the option of hot Scottish breakfast items or continental. The quality of the food was outstanding - the sausages in particular tasted like proper Scottish butcher sausages. Couldn't fault

Set in wonderful gardens, this is a great wee B&B and I will certainly be returning on future trips to Edinburgh.
