A stunning hotel placed in a wonderful part of exmouth.
The rooms were amazing and clean, the shower and loo were both clean and tidy.
The breakfast was basic yet filling and kept you going. There was a choice of cooked breakfast, cereal, croissant and the offer of toast was always there.
The coffee was served in a pot which was perfectly stewed the same god with the tea.
All In all wonderful we will both visit again.

A "sea view" doesn't save it!

OK...so lets start with the good stuff. Fantastic view from the front of the hotel....right on the seafront...literally. Our room (the family room at the front) had a great view.

Pleasant happy landlady (only saw her a couple of times)

When we arrived we were eventually greeted at the locked front door by a young lad who took us to the breakfast room and promptly asked before anything else "how would you like to pay" whilst thrusting a card reader at us. Would have been nice to see the room first...especially as all our card details were held on the booking.com reservation.

We were on the second floor....throughout the establishment were various signs telling us to "smile...you're on CCTV" bit unnerving in a "hotel"....especially inside.

Our room, as I suspect all in the establishment was clean, but shabby and in need of some refurbishment. The bathroom had gappy mismatching tiles and a poorly fitting toilet seat. Complimentary toiletries consisted of a bottle of hand wash and 1 tiny sachet of shower gel and shampoo....between two people... in a room for three...really!? Just comes over as a bit tight. Especially as we paid £100 a night for the room.

Can't really comment on the breakfasts as both mornings we went out to eat.

I suspect this Guest house (I think the term hotel is stretching it) does good trade because of its closeness to the seafront and the great views. But you won't want to be spending hours in your room gazing at it!

We were seduced by the views as well, but to be honest, we won't be going back for a second stay.

If you like a sea view.....

Then if they have one available, this is the place to visit. The location is great. However if it is creature comforts then you might have reservations. The room was quite clean but needed some updating.
The breakfast needs to be altered. Neither continental nor English really. Nice dining room but food stuck on a bookshelf, not really what I wanted to see. If they can do egg on toast or beans on toast surely hey could go to full English?

Then again the view and location were great. Parking was okay but not ideal. We managed to park on the sea front after a few drive rounds.

Lovely stay friendly owners would 100% stay again. The owners could not do 3nough for us. Rooms were clean tidy and made up every day. And were always helpful. Would stay there again.the rooms were keept in great order too bathroom was also spotless fresh bedding and towels daily keep up the great work.

When arriving at Ash Hotel we were confused as to how to get in as the door was locked. We rang doorbell and were eventually let in.
Our room was number 9 which is on the top floor, lots of stairs and wouldn't be ideal for someone less mobile.
The room was quirky and in need of updating, all of the furniture had been hand painted badly. The light above the bed was black as if burnt out and didn't work. The bathroom was down steps, the tiles around the bath were broken and grouting dirty.
Parking was a problem, we found a car park then moved the car at 6pm to sea front as parking was free until 9am.
Breakfast was very basic but sufficient.
On a positive note, the view from the window was stunning, the TV was fine, free internet a bonus.
Would we stay here again? No, although in a lovely position I felt we have stayed in much better hotels in Exmouth for the £65 we paid.
