Manousos Mon 06/02/2017 23:07The owners was very friendly and helpful. The room was as I expected and very very clean! It's located opposite to central train station. 300 meters from termini station. The entrance of building has unpleasant smells. There exists 4 garbage bins.
A Haven
Bakboukon 25/01/2017 01:53I was stuck in Rome for several days and had to find a reasonably-priced hotel near the train station. Somehow I got the name of this place and called. Jan (pronounced "Yan") answered, and I was immediately comforted by his demeanor. I arrived at the hotel, which is DIRECTLY across the street from termini-- needless to say, generally a location that nobody wants to stay!
It's rather difficult to see the address numbers, but it's right in front of where the buses from the airport arrive. Read the various doorbell labels and you'll find it.
The place is dreadful from the outside, as is the foyer when you get through the front door. DON'T BE PUT OFF; go to the 5th floor. When you enter the hotel, the atmosphere changes dramatically. The tiny "lobby" is clean and colorful. These "hotels" are flats converted into small inns, with as few as 5 rooms.
Jan is very welcoming. During my stay he went out of his way several times to help me in any way I needed, answering transportation and sightseeing questions and searching museum information for me on his computer. He really made me feel safe and taken care of. When his hotel was full on one of the nights I needed to stay, he arranged a room for me nearby.
The rooms are very colorful, though dark. They could definitely benefit by more lighting, especially table lamps for reading. (I stayed in two different rooms, one a bit lighter than the other, but still.) One of the rooms I stayed in had a bad toilet odor, and Jan informed me that there were problems with the plumbing in that particular room. The rooms have a/c, a mini-fridge, and a safe deposit box.
If you need a budget room near the train station, this is the place to go.
Relax and nice
Thanya Son 06/07/2016 01:36It's nice and beatiful. The internet works perfectly, the room is clean, the bathroom is very clean also and the people is so nice! I am a picky person, but I totally recommend art and relax suites. By the way, the location is perfect because all the touristic things are close to the hotel.
Good accomodation at a cheap price.
Easytravel101on 26/06/2016 09:53This is more like a Bed and Breakfast without the breakfast, not a hotel with a reception.
The owner/manger will meet you there when you arrive to explain everything and check you in. The guy who runs the Suites is very nice, and very helpful.
Interesting accomodation that is comfortable and clean.
You can walk to almost all the tourist areas or catch public transport that is close by.
It is across the road from the main Train Station.
The area can seem a bit dodgy at night. I think at night it would be better if people moved together in pairs or more.

Annuta Pon 25/05/2016 13:00Even though this hotel is located on the 5th floor of an apartment complex with almost no signs, we found it easily due to google maps satelite pictures and to kind directions of the reception staff.
The rooms are small but quite cozy with an amazing mattress! We stayed in this hotel two times in two different rooms(Italy was a short stop before a further destination), one of them didn't have a fridge.
The wi-fi worked excellent, the staff is very friendly, the shower was clean and had hot water. We were very pleased with this hotel.
Regarding the location. For us it was very convenient because:
1.Easy access to metro
2.Buses to/from both airports are right across the hotel. We had a very early flight so we didnt have to worry about finding the transportation at 4 in the morning.
But as you read in most of the reviews, the area is a bit sketchy but what can you expect from the trainstation neighborhood. Nevertherless, we felt safe, all the cafes and kebabs offered a cheap alternative for a quick snack, and all the shops offered better priced souvenirs.
Tip: On the first floor of the trainstation there's a big supermarket where you can buy good wines, cheese, prosciutto and anything else you need for a decent price.
