We arrived late but the owner helped us to get in without problems, inspite of him working only in the morning. The landlord indeed is very nice and kind. Rooms are spacious and clean, bathroom as well, he cleans everyday. He is very welcoming and also helpful with tips on where to visit and how to get there. Breakfast is typical italian breakfast, so no eggs, no bread or ham, that the only reason why I don't give 5 points. U are allowed to bring ur own food anyway. We suggest it to everyone who needs a quiet and lovely place to stay

It is a very nice place to stay, the rooms are huge and cosy, the bed is very large and the atmosphere is very nice too. We stayed there for three nights.

The rooms are cleaned every day, you are given big white fluffy towels, the bed is made every day and the people are extremely nice. They gave us a city map on our first day and showed us which bus to take and which way to go to get to the city center. The neighborhood is charming.

Some things that bothered us a tiny bit are the noise in the morning around 8:30 am (but that's only because we left the windows open like we always do, and we usually sleep until 9:30) and the fact that we shared the bathroom with another room. You need to check if the bathroom is free or not, and you have to wait until the others are done using it.

But honestly, we really recommend this place.

Outstanding service

I travelled with my 16yr old daughter and chose this accommodation since reviews said the proprietor (Luca) was friendly and helpful and gave tips about how to travel around the city and what to see. This is exactly what we experienced.....and more!
I unfortunately had my handbag stolen when we were at a restaurant (- make sure you keep your bag on your lap at all times!) and my room keys were in my bag. The manager of the restaurant phoned Luca who went to our room and retrieved our passports and other valuables under my instruction and stored them in the hotel safe for us for the duration of our holiday. He gave us a duplicate set of keys and made sure we were OK every day. Luca was compassionate, kind and very helpful of the situation making sure that my daughter and I felt safe and were able to enjoy the remainder of our holiday.
The accommodation is exactly as described and an easy 10 minute bus trip from all the main attractions. We also took a bus to Fiesole a small hillside town overlooking the city which I would recommend for some time out of the hustle and bustle. The buses were frequent and cheap but rather more frantic than we are used to in UK....but we liked being part of the local community in this experience too.
I will definitely be returning to the hospitality of Luca and the rest of the Florentines.

Lovely place cute hotel in Florence. Such a nice spot and so pretty. The hospitality was superb and will definatley be back. I will tell everyone to visit. Thank you. Loved it and cannot wait to return again when back in Italy.

Where do I start? I feel bad writing this review because the owner is a nice man. However, I have to be honest.

The room itself is okay, clean and big. However, the acoustic of this place is terrible.. By 7 am you are woken up by people talking, getting in the bathroom, yelling, entering the kitchen, cleaning.. I don't know.. we could not sleep past 7 on any of the 4 days we stayed here.

The room we got is connected to the next room by a door that's covered with a wardrobe... Let's just say that one night our neighbors decided to get "romantic" and this was one of the worse experiences of my life.. it was like they were doing it in the same room, until like 3 am and doing all this horrible noises I didn't know humans could make. Bear in mind I'm no prude!

There were mosquitoes, only place in Italy where we found mosquitoes, although a repellent is offered and needs to be used.

The B&B itself is far from Florence, by a 30/35 minute walk, and depending on the route you take, you either have to cross a very dangerous and scary highway or go under a pedestrian tunnel, where I though I was going to get mugged. Maybe I exaggerate, but didn't like it.

You could go by bus, but you need to walk to the Piazza San Marco to take the bus back to the B&B (which is like 10 minutes away from the city center), and then wait forever for the bus if it's after 9:00 pm. Also, if it's later than 11:30, then you are screwed and have to walk because that's when buses stop running.

The shower is tiny and uncomfortable, and hasn't been renovated since.. well, since never. And to make things better, the light of the hallway outside the bedroom is turned on by a timed switch which ticks until it switches off. The fact that I remember this is because it woke me up every time somebody pressed it. It sounded like a very loud wound up toy. I'm all for keeping things original, but if you offer a hospitality service, come on, there are certain things you should improve.

Overall, hotels in Italy are overpriced for what they offer.
