Good location (for me) - 10 minutes from Santa Lucia train station.

Electric kettle was broken (I couldn't boil a water for tea) - and it was to small also and also it was only in the common room. No cooler (water). There was a note from the previos guest on the chair, I don't remember to whom it was adressed - so I have a doubts about did they clean the room or not. There was also a slit under the room door about inch - the bright light came through it. The shutters on windows was closed.

There were no breakfast neither - only the few teabags and sugar.

Only for one night stand.

Rude and aggressive staff; our reservation was cancelled the next morning despite having stayed there and payed

I've already posted this on booking .com but I've decided to give a review here as well, so that others don't do the same mistake my family did - visit this place.

The staff was truly rude and aggressive. On our arrival, we learned that we're liable to 20 euros "late check-in fee". Note that this isn't advertised before you arrive here. When we enquired why should we pay extra, we were called arrogant (!). The receptionist also told us that he doesn't want to see us anymore so we should better get out. Following that the man became even more aggressive - verbally offending my mother. I wish we had left at that time but as it was already 7:30 pm we've decided to stay. To my surprise, the next morning I have received an email stating that my reservation was cancelled because we didn't show (!!!). This is obviously untrue and I had to resolve this issue with booking .com site to be able to post a review.

Only today have I received an email from B&B, following posting my review online on booking com site. The email was written in aggressive manner and contained verbal and financial threats. Once again I had to contact the customer service as such a behaviour is scandalous and truly disgusting!

I feel totally disgusted with the level of service provided by the B&B staff. The aggressive and rude behaviour I have encountered is unbelievable. As it was also followed by verbal abuse and email threats, I feel even more disappointed and disturbed. Apart from the atmosphere one may encounter there, the place is also overpriced for the facilities provided. The room was a bit dirty and the mattress was thin and uncomfortable to sleep on.

I hope everyone avoids this place!

Do not book, worst B&B ever

Worst B&B experience ever
1. We arrived after 7pm so we had to pay a "so-called" additional fee for late check-in of 20€!!!! We had already paid the room 86€. The additional fees were supposedly mentionned on booking but of course the enormous amount was only revealed after booking. We arrived at 10pm which is not even late night....
This is robbery.
When we said we had no intention of paying this abusive late chek-in fee, he became very agressive and started yelling...

2. The room: The bed was not a real bed but rather a convertible. There was no tv and not even a small table or small light to read.

3. The bathroom: Light over the sink broken, shower holder broken, overall bathroom very dirty
And of course there are only two bathrooms to share for the whole appartment which means that you can't even go to the toilets if someone else is taking a shower.

4.the breakfast: Since it's a B&B (which means Bed AND Breakfast) and it is written on booking that breakfast is included we expected beakfast....
There was NONE.

We had just paid more than a 100€ for a loosy room and there wasn't even breakfast!!!
All in all I highly recommend you NOT to book This B&B, it's our worst booking experience ever and we have already travelled all over Europe in Asia and the US, in B&B, hostels and hotels.

Also after I posted my review on our stay on booking, the owner kept sending us emails insulting us harassing us.
According to him we should have cancelled the reservation. Of course we booked via booking and it was not possible to cancel without losing all the money...
He called us brats and spoiled children and even insulted us... He became very agressive and we were afraid he would try to find us and attack us...

Living Like a Local!

The place was nice, felt like you were living in a regular Italian house, and the attendant Nenand was very kind & helpful. I found the place easily with GPS tracking on my state-side smartphone (even though I only had it on airplane mode, it still showed the blue dot in the Google maps app) but just using a paper map would be difficult because not all the streets are labeled. It was about a 8 minute walk from the Piazza Roma bus station...if you know where you're going. About 3 bridges to cross along the way, which is only inconvenient if you're carrying multiple or heavy suitcases (because the bridges are all steps). Regardless, we made it to the hotel no problem and huffed our suitcases up the stairs to the 3rd floor because there were no elevators (not common in Italian homes I learned). It had the feel of a regular single family apartment, with one big dining room in the center and the other rooms off of it -- one master bedroom (for a family, sleeps 4 people) and 4 smaller bedrooms (which generally sleep about 2 or so). Near the entrance there were two separate bathrooms: both with shower, toilet, sink, and mirror but one was a stand-up shower and the other was just a tub with a shower hose, no shower curtain (so you'd have to take a bath or sit to shower in the one bathroom). We found it mildly inconvenient, only from having to wait for the other guests to finish in the bathroom with the real shower; having 4 regular rooms plus us 4 in the family room, this apartment (B&B Exclusive) can accommodate more than 12 people at a time so you need to plan your bathroom time accordingly. The main thing I didn't like was the sound from between the rooms -- you could hear just about any chatter from the adjacent room, even if it were subdued. Every morning he birds were chirping early, the sun was shining, and it was altogether an enjoyable place to rest. Breakfast included sweet biscuits, white/wheat bread, jams, butter, tea, and coffee. If you wanted a more thorough breakfast you could pay €5 per person per day but we just decided to go out locally so I can't speak for the quality of the legitimate breakfast there. In short, it was a great experience, cool local vibe, and one of the more affordable places to stay.

A very nice stay

I read some of the not-so-good (to downright horrible) reviews, and what comes to mind is the old wisdom that things change with (constructive!) criticism and one should give it a chance, and should always beware of the rants based on personal conflicts, unreasonable requests, the occasional mishap, or cultural differences.
I stayed at B&B Exclusive for four nights, and I had a very good experience.
The place is clean, is warm (maybe too warm for me, I aired it to let some of the heat out at night) , everything works very well, and the host was very pleasant and accommodating- everything you need within common sense and reasonable expectations. He picked me up at the station, I managed to make all arrangements to leave the luggage for a few hours in the day I left. I received a lot of information and suggestions for places to visit and eat, I followed some of them with success. Overall, an excellent experience.
