Dana-Louiseon 30/07/2017 16:34I stayed here in Jun 2017 with my sister. We stayed in the apartment a few blocks away from the one advertised, this wasn't a problem for us at all as it's still very close to the colosseum.
The room was clean and tidy, it wasn't ready for an early check in but we were able to leave our bags. There is no safe in the room but the apartment is quite safe! Toiletries weren't restocked regularly which was inconvenient but there are 2 super markets round the corner!
Would be nice if there was a fridge to keep drinks cool.

John Hon 24/06/2017 19:52Not really sure how good this B &B was due to the following...After an interesting drive from the airport, we were glad to have booked one night in Rome, although our main destination was the Amalfi coast. We flew from Santorini to Athens, a three hour wait, then to Rome. Our Aegean flight to Rome was late and we ran into rush hour traffic. Then we drove around the Santi area 3 times before finding a parking space. Almost all the street parking was gone, but for the two we found. Not fun when we were tired. Luckily the parking space was one with a white line, not a blue one. This meant it was free, something to do with allowing residents some free parking.
We called Fabrizio who runs the rental because no one lives at the address we booked at, Via dei Santi Quattro, 64, Rome RM 00184. He sent an email as a reminder the night before. Over the phone my daughter and I couldn't understand his directions because we didn't know the streets. He finally said he would come to where our car was parked, but he stood and waved from down the street. He had passed on a message to someone who was walking our way and then we noticed him. He would have liked us to call because we were late, but we had no time to do so and we had to phone anyway (€30 penalty after 9 PM). Our check in was confirmed and, of course, we had paid up front.
Nevertheless, we were actually taken to 53 Via Ostilia, also near the Colosseo, but no view of it…that doesn't seem right Expedia. Did Fabrizio give our room away? At the time we were too tired to argue although Fabrizio said he was tired!? Apartment was updated, but there's a musty smell that we weren't going to get rid of. Probably from the large and damp basement, but also there is concrete everywhere. Why wasn't the apartment aired out? Beds were okay, but more linen was required i.e., pillows. Hot water ran out after one shower, so definitely not an apartment for a family of four. This could be a great rental due to the location and updated interior, unfortunately it was our first time in Rome, and it isn't a place I would book again due to the surprises i.e., different place when I had the GPS set, stinky.
Also, Via dei Santi Quattro, 64, Rome is advertised as a bed and breakfast, where's the breakfast in bed and breakfast as Fabrizio gave directions to a restaurant/cafe for breakfast. And, laundry facilities were part of the amenities, but we were at 53 Via Ostilia and there were no facilities. I’m calling Expedia about this one when I get home.
Tip: stay at The Pope's Window, it is first rate and walking distance to Vatican. Please see review.

There was a bug in the utensil drawer and they didn't look clean, but the room itself and the bathroom was clean and the host was extremely accommodating! The shower pressure was just ok and it didn't drain very well, so I was standing in a puddle during showers.

natalie bon 01/06/2017 13:30We stayed here in Feb 2017, a short weekend in Rome, as an Christmas present for my husband. Please dont judge a book by its cover. Husbands face was a picture when we arrived at the door for the B&B. It changed once we got inside, Fabrizio was the perfect host, he explained the apartment and how to get around Rome with a map. there was a large choice at breakfast. The coffee was fab!
Perfect walking distance to the Colosseum. I wouldn't stay any where else, when I return to Rome.
Close, cold & cheap

Fabrizio greeted my wife & I when we arrived. He was a delight. This is an old building, and we took the stairs up to the 3rd floor, though I believe the lift was working at the time. The entrance way to our floor had these old double doors which, when only one is opened, are very narrow. I liked it, but don't try to carry luggage through at the same time.
Our room was about 15'x15' and was clean. There were a few scuffs on the wall, but who cares? The windows are older and so they are not airtight. Noises outside are heard at all hours of the day, but the view down the road is nice at night when the Colosseum is alight.
The bathroom was clean and comfortable. The shower was a tad small for me since I am tall, but I made it work.
The room had a safe, but it was inoperable.
We did not choose the breakfast option, but we looked in the room where it is served and were underwhelmed. We felt that the grocery store next door was better deal for the cost since its options are greater.
Overall, we enjoyed this place and our time in Rome.
