Good hotel. Not very big :-). Such as necessary for us. Anything superfluous, but all that is necessary for comfort within a week we stayed here.
Optimum location  - not on the route. But not far the main road. Original Villa Adriana nearby - 15 min on feet. Fresh finishing the room. Nearby parking and supermarket. Good sound insulation. The equipped and pure bathroom. Convenient beds for restoration of forces. A sufficient breakfast on a pleasant green verandah.
Evening of arrival, we were tired.  We found not at once hotel. We were helped by Stephano, who met us.
He had tell us about sights. In all the time he was attentive and  helpfull. Molto grazie. I wish prosperity to hotel and its team.

Bad location

The b&b is located in a dirty and noisy neighborhood a few kilometers outside of Tivoli. "Free Parking" means that you can park in the grocery store parking lot about a block away... not very convenient when you have heavy luggage (although the owners did help us). We had the double room. It was clean, but small and the air conditioning unit emitted a horrible smell. The bathroom was across the hallway and had a bit of mold in the shower. The two single beds in the room were not comfortable: we could feel the mattress springs digging into our backs. This is basically an apartment converted into a "bed and breakfast". The "fully furnished" kitchen means that there's a tiny fridge, a stove top, a sink and few small pots... that's it. We initially reserved our room for seven nights, but left after one. The owners are very nice, but don't live onsite.
Overall, this is not a horrible place if you want to stay for only one or two nights and want to visit Villa Adriana which is a few minutes away. However, it's not designed to provide comfort and relaxation for an extended period of time.

Allthouth this place is highly recomended some information is missing.
if you like B&B you can choose this place but make sure you will get the room with the
bath and shower in the room, otherwise you will get a bath room (private) but out side
from the room. The place is near the most popular gardens - Villa D' Esste and
Villa Adriana.

Very difficult to find !

A super hotel and very good value ! But very difficult to find and we were apparently not the only ones to waste a lot of time.
Firstly this hotel is not in Tivoli but about 3 miles away . And when you eventually pass it the sign merely says HOTEL. Well, there are lots of hotels so why should it be this one?
The Adriana bit is on a small brass plate by the front door about 20 yards from the road - and so virtually invisible from the car. A second brass plate on the way in from the car park was obscured by foliage.

This bed&breakfast is quite small (basically an apartment turned into a B&B) but very comfortable. It's not in the city center but next to the Hadrian Villa (15 min walk). The place is clean and neat and because there is no reception (check-in is by appointment, they call and ask you when you'll arrive), it almost feels like you have the place to yourself. The room was a good size, very clean and showed to the street (so a bit loud at night). The breakfast was basic (sweets, baked goods and coffee) and self-service. We had a homemade cake waiting for us in the morning, which was nice.
