Needed a place close to the beach for a race we were running. This was only a couple of blocks from the Boards but the price is extravagant for a place with NO elevator and three floors (you walk up a flight of stairs just to get to the lobby, then 2 more flights to get to the top floor!). This place was so old and run down it's amazing it's still in business. The shower was something out of a movie it was so bad. The toilet tilted visibly. It was a "suite" in that it had two rooms. A teeny tiny TV was mounted to one wall. There was a dining chair in one of the rooms to sit on. There was a fridge. No ice in the building but they will give you a ticket for a bag of ice from the store, if it's open. Parking is by permit only and only one car. No coffee in lobby but there are coffee pots. Tiny towels. The beds were new and actually the surprise of the room. Check out is TEN AM!! I'm not kidding! Pretty surprising they are still in business. I wish I had a picture of the shower, it was comical.

We stayed for 2 nights and the staff were all exceptional, dry friendly, very helpful and just all round wonderful, we will definitely stay again . Close to the beach, fridge in room, ice available, very good air conditioning. Thank you Blue Water Inn

The location was great! The rooms are too small. No ice. The staff was great! Loved the porch!! The TV was really small. No place to sit in the room. Air conditioner worked well. It was too expensive for the accommodations.

HORRIBLE CUSTOMER SERVICE!!!!! Booked this room for one night for a FUNERAL in OC. The rooms and cleanliness appear NOTHING like the photos on their website. The shower had mold in it. The faucet was falling apart. Walls and door had cracks everywhere. Bed size misrepresented. Dust and hair everywhere. The room had such a terrible stench. I stayed 30 minutes, spoke with the front desk girl who assured she would take care of this, then turned in the key and stayed somewhere else for the night. Front desk girl "Facebook messaged" the manager who stated I would be given a refund. I called and emailed the office manager with no response. It is UNACCEPTABLE to pay $170 per night for these horrific conditions, especially when they are misrepresented on their website. I did not even stay in the room and have not been issued a refund yet or even received a response on the email I sent 1 week ago. Terrible customer service.

The room was very small, the bathroom sink was not in the bathroom but near the bed, shower stall had peeling paint all over, couldn't move the shower head (I'm 5'3", and it pointed way over me), the bed was horribly uncomfortable, and the breakfast foods were cheap and tasteless. I was upset with myself for not putting out the extra money for a decent place.
