We arrived in the evening after dark, luckily having arranged a private water taxi, who gave us good instructions to find the hotel. We had a decent room on the first floor (although the space around the bed was somewhat narrow) with a spacious bathroom. Breakfast was typical of an Italian hotel, with juices, yoghurts, fresh fruit, eggs, cold meats and cheese, pastries and bread, with options for coffee and tea.
When the light bulb failed, it was replaced as soon as we told reception.
You can buy vaporetto tickets from reception, but need to stipulate whether you wish to use them for a whole day, as some tickets have to be used within the space of one hour. Nearest stop is San Angelo, 5 minutes away.
If the concierge is not at the desk, try the sister hotel at the end of the street! (1/4 minute walk), The bar opposite is great for an Apero Spritz at the end of a day's sightseeing.

The right place to stay at!

We were there for New Year's and we spent 4 lovely nights. This is a really small hotel, run by the same family who owns the hotel 100 meters in front. It's is set in an old traditional building, and it's exactly what you pay for. Rooms are big and in need of new carpet and curtains, but other than that, it was a nice place to be and relax when back from our city expeditions. Cozy. Staff was always careful and helpful. The only point that needs real improvement it's the breakfast. Being in Italy, surrounded of amazing cafes and restaurants it's quite disappointing to have such an industrialized breakfast. We felt lack of genuine breads, local jams, and real fruit juices. The food is well served, but very conventional american buffett style. The BEST of the hotel is its location, since it's in a great area of the city and walking distance to all major attractions. Just, don't do it like us and get there after Midnight in Venezia... you may find it hard to locate the hotel at 2 a.m.... (the real nice touch was the management note at the front door giving us the instructions to get in!)

Lovely central hotel

Stayed in a triple room which had three proper adult beds and spacious enough for all of us. Luxury bathroom and great breakfast. Staff were helpful and friendly. Great location - quiet but central and great for transport links.

Amazing location, near everything you want in Venice. Good spacious room, separate dressing area and large bathroom and friendly staff. Tea and coffee supplied in the bedroom. Breakfast was good, but tables were not well positioned so could look crowded whenever more than 6 people were there. I found it very easy to find as they sent me an email explaining exactly what to do from the many options of transport that take you there. No signs but the number is written on the door, so perfect.
In all, very good, but rooms were not cleaned up to standard, as floor was not swept or moped so, quite dusty, specially as they give you a nice white disposable slipper which didn't agree with the dust on the floor.

Great location and great rooms

We stayed here for a couple of nights in April in a beautiful warm week in Venice. The rooms were lovely and captured an authentic Venice feel. The breakfast was alright- quite a traditional Italian selection. The hotel is sometimes not staffed and you have to go to the hotel next door- which was never an issue for us. Wifi was patchy and no aircon. Great location, huge rooms and fantastic bathroom (a spa in our room).
