Location and Staff are the key positive factors

The Good :
Location - next lane to the famous Tito/Mambo lane, 400 m from Baga beach
Extremely helpful staff , shout out to Tapas - running the show and Ajay
All basic amenities present - pool , restaurant
Food quality - good , ordered dinner once - delicious
Room quality : adequate , big enough rooms with nice airy bathrooms
The whole hotel had a nice villa type feel to it - and that worked well in the rains

The bad :
Breakfast : very limited and not buffet , could have added some more options like fresh fruits etc
Maintenance : hmm the locks in the room were iiffy , AC went out in one room (though response was prompt and were provided another room)
Caveat : went in off season so could be these things are fixed by the time peak season hits

Overall : nice enough place to stay with rates being very much value for money, will not mind staying here again, definitely recommended

I visited this hotel with my friends last week and it amplified my holiday to different levels of awesomeness. I'd like to comment in detail on some points:
1) Food- There were 4 of us and even though we were drinking and eating throughout our days, our bill only came out to be 6k for 4 days. Brilliant food too.
2) Service- This is not a five star hotel, so obviously you can't expect the service to be highly extravagant, however, the staff was extremely helpful, they went out of their way to arrange everything.
3) Location- Situated on Tito's Lane 2, the most perfect location I've ever seen in Goa, not even the 5 star hotels can live up to this. 500 metres from the beach, Cafe Mambo and Tito's. Perfect for foodies, party animals, as well as nature lovers.
4) Value for Money- We paid about 25k for 2 rooms for 3 nights, including breakfast, which is honestly not bad at all for the such a great location and staff.

A must visit if you're going with a big group. If you're fussy and cannot stay anywhere lesser than a five star property, don't try it out, but you will surely be missing out on a lot, it'll be your loss.

The rooms are quite ok and maintained well , however the staff attitude needs to change ,the breakfast offered here is very very poor quality , the dining and open kitchen is very dirty as well very unhygienic , no safe parking for vehicles also .

Service and Staff Response EXTREMELY Poor!

I had visited the property along with friends for 3 days we had booked 4 rooms (star category)

Rooms:
Though location is very nice and hotel is well developed it's extremely saddening that rooms have not been maintained, when we arrived all the rooms were dirty as if it hasn't been cleaned since many days. ACs installed in the star category rooms are not adequate to provide sufficient cooling. One of the AC in a room caught fire due to overload. Wooden flooring has come off at many places in rooms. Room phones were not working so we had to personally go search for staff for assistance. Maintenance of the property has been ignored by the management.

Room Service:
The service we received was extremely poor. There were hardly 2 people working and unable to provide room service at any time. Absolutely no choices for food from restaurant. Half of the things in menu were not available. Despite of many requests for food, staff staunchly refused to serve. The staff of the hotel is utterly ignorant of service and are not present in the hotel from 3pm to 4:30pm, absolutely no one!
Restaurant is very unclean, when we went for breakfast we noticed that all the cabinets and storage in kitchen were full of flies and ants.

I am really disappointed with response of hotel and the kind of service they have provided for the money we paid. Stay here is extremely Not Recommended!

Fabulous hotel

This wonderful space is smack dab in the middle of all the Baga madness yet somehow it remains an oasis of peace. The room was incredible with a gorgeous four poster bed, so good in fact I had trouble venturing outside of my room! The staff were extremely courteous and nothing was too much trouble. I'm going to try out the one in Anjuna next.
