I would have liked to have given a full review of this property but sadly never got to see it. We arrived in Pisa at 5.40pm (having emailed the owners an approximate arrival time of 5.30pm to find no one there) next to the door is a board with 2 telephone numbers to call to gain entry. Neither were answered, we waited 45 minutes during which time we contacted booking .com through whom we had made the original booking. They tried numerous times to contact the owner to no avail. Luckily booking. Com managed to get us in a hotel down the road or we would have been stuffed. Not that chalet caffelatte cared.......we have not heard a peep out of them to apologise!

Mixed feelings

Rooms are new and nicely furbished. Breakfast is just enough. If you take more, you have to pay. Ridiculous. Instructions are everywhere telling you should and shouldn't do. For example, in the kitchen, one instruction reads "forbidden to cook, this is a B&B" and right next to it, it reads, "Cooking allowed, pay 5 euro". For clean towels they charge you 0.50 euro / 1 euro for a large towel. You feel like being treated as a student here, which is unacceptable at this price level.
On the plus side it's a 10 minute walk from Pisa Central station, and 10 minutes from the airport by bus.

a disappointment

I would really prefer to be writing a different kind of review, but despite of many positive points of this B&B, our stay was filled with minor drawbacks.
The B&B is indeed new and clean, this cannot be denied. We had a twin room "with shared bathroom.
Where to start - for me personally it was very annoying, that despite the fact, that I had notified the owner on the arrival time and was there on time, I still had to dial her mobile and speak to her voicemail. And then another number of her helper - Jenyffer, who finally replied and it turned out she simply didn't hear the doorbells of the both apartments. Ah well, can happen.
Then... no conditioner, and if u open the window it can get really noisy - the train tracks are very close. No remote control for TV in the room. No remote control for blinds for the roof window (belongs to another room). No waste bin in the room. Pillows are very small.
Do not misinterpret the pictures of the kitchen, you wïll read from kitchen rules, hanging over the cooker, that "it is absolutely forbidden to cook as it is B&B and not a private appartment". You are only allowed to use the fridge, microwave and the toaster. Boil water for your breakfast tea in the microwave too, as there's no kettle available.
Cooking-kettle option was vital and the most disappointing for us, as our last day at Pisa it was raining cats and dogs without a stop, we were soaking wet and there was no option for us to go out for a meal...
In general, it is OK, but all these little things (with al the A4s saying that you are not allowed to do this or that) spoiled our stay, will be coming back to Pisa, but to a different hotel. This place looked abandoned by its owner/creator and lacked atmosphere.

Brand new, clean and modern, near airport

If you have to stay in Pisa, and are either traveling from the airport or have a flight the next day, this B&B is perfect. Everything is fresh, modern and new. Air conditioning too. For our family of 5 (3 small children), the 2 bedrooms were perfect. The B&b is close to the airport. The only negatives are that the area seemed run down and seedy, and the owner does not live onsite. Police station is across the street though! And the owner is available via telephone. I would definitely stay again, although I would not make Pisa a vacation destination.
