We booked this place based on the location/price/breakfast INCL. match.
We knew the check-in was after 2pm but when we showed up just before 1 o'clock (to leave the luggages and go back later on) the room was waiting for us.
The room : VERY CLEAN (and I'm picky as hell), WARM (it was cold outside), VERY VERY CLEAN BATHROOM and fresh towels daily.
BREAKFAST : was in a nice big windows room with lots of options to eat including savoury, healthy or sweet (homemade cakes, slice meat and cheese, cereals, yogurt, seeds, fruits, juices and warm drinks made for you as many time as you want) and no pressure to leave the table.
The staff : were very welcoming and polite, SPECIAL MENTION goes to SIG.RA MARIA (she looked after guest during breakfast) she was so nice and patience and smiley to everybody always, that kind of customer service you don't find that easily anymore.
Next time in Venice will stay there for sure.

Situato vicinissimo a San Marco, le stanze e con esse il bagno sono PULITISSIME (anche per chi come me é esigente in materia), molto calde con termosifoni regolabili e condizionatori (per l'estate suppongo, ma noi siam andati in febbraio), servizio di pulizia della stanza e asciugamani puliti giornaliero.
La colazione è servita in una stanza piacevole con un ampia scelta tra dolce, salato e salutare. Il personale é gentile ed accogliente.

Perfect for an overnight stay

My boyfriend (27) & I (25) stayed in Venice for one night.
The room was small but pleasant. Shower was good, bed was okay (2 singles pushed together) & there was plenty of storage & even a hairdryer.
The breakfast was yummy!
Our room was in another building away from the hotel which was fine.

If you're looking for a budget hotel to stay the night this hotel is perfect.

Reasonable size room, handy to shops and canals

You do have to carry your luggage for 8-10 minutes to get to this accommodation. You check in at a different place nearby and they then let you in. This is also the site for breakfast and is up 2 flights of stairs so you need to be quite mobile (which I struggled with a little). Could make tea and coffee in the room, but we had to ask for another cup because even though we'd booked a room for 3 people, we only had 2 cups. The third bed also blocked access to the bar fridge, so I don't think the room was designed for 3 beds. Staff were very helpful and breakfast was quite good also.

Excellent for 1 night in this marvelous city.

We had a short 1 night stay in this place, and at least it's good for that. The location is excellent - just few minutes walk from the heart of the city, but neighbourhood is a bit noisy :).
The reception is in another building about 50m away (the breakfast is also available there). The bad was just OK - we had a good sleep after long all-day walk, the bathroom was very small - what is understandable in Venecia - but wasn't tidy enough (having a shower wasn't a big pleasure and I'm sure something can be done about it). Breakfast was just nice. Overall - it's a reasonable place for the price in Venecia, but the quality could be a bit better with no huge effort.

This hotel has an annex which we stayed in. We booked a deluxe room which was basic queen bed ensuite wifi. Very clean and quite suitable for a few days stay. The breakfast was in the main hotel which you needed to walk up two flights of stairs to reception no lift so not suitable for people with walking difficulties. I believe other rooms were not as user friendly as the one we had so can only recommend This room. Hotel is central. Price wise was very good for,the location. We usually go deluxe hotel but as we were there for only a few hours staying for just one night this was a good second choice. Staff were friendly and helpful.
