A fantastic host!

We booked the whole of the coach house prior to a wedding and it was the perfect venue and location.
Check in was very easy and the owner, Malcolm, showed the various rooms and gave us keys including a front door key.
The rooms were all very comfortable and the wi if was a reasonable speed.
Breakfast was excellent ( the full English is very full!) and included fresh fruit, nice coffee and various teas.
What made this very special was Malcolm's helpfulness in the morning. We had a late checkout for two of the rooms for the bride and bridesmaids to get ready and he let them use the breakfast room to do hair and makeup.
He seemed totally relaxed when they overran and went out of his way to be helpful.
Thank you, Malcolm, for being so helpful.

A really nice place in a handy location for the Orangery. We weren't able to arrive early but had keys waiting for us on arrival. We also had arrangements to use the conservatory the next day. Recommended!

At arrival no-one was there, but we found a letter and could enter our room.
Sofar no problem for us; we could communicate by tekst messages.
The next morning we met the host and the only thing she asked was what we would like for breakfast.
That was about the whole communication we had during our 3 nights stay!
There were two other persons, but also they did not communicate apart from the breakfast wishes.
At departure I paid to another woman and nothing was asked about our stay I think it is normal to ask if you liked it or whatsoever. The host herself we did not see.
The room and the food was okay, but for the rest we did not feel at home and we found it very impersonal.
We stayed many many times in B&B in the UK and Ireland, but we never had such a disappointing experience.

Excellent value, welcoming and ... very comfy bed. Made to feel very welcome and accommodating. You wouldnt know you were so close to Maidstone. Good hearty breakfast, wi fo works. Mobile reception a bit poor but wi fi means you can stay in touch.

Not a memorable experience.

First impressions were that it was a nice quiet location but as you drive in there was work in progress and it looked bit of a building site. Disappointing start as we had anticipated something a little more picturesque.
The garden is in need of a bit of tender loving care. The garden furniture is shabby, one of the benches was falling apart.

Our room was clean and tidy, but unremarkable, two narrow beds in a tiny room. The worst part was the fact that there was no hot water. We reported the problem and was told that it would be sorted, had breakfast, went back to the room to find that there was still no hot water. Not what we expected for £80.00 per night.
