Good location, terrible service

The only good thing of this place is the location.
We arrived with the airport transfer that the B&B had arranged, many mails back and forth to arrange and many details to provide in order to get a transport. Anyway, we arrived around 10.00 and were of course knowing that we would not be able to get our room, which was OK. The first thing after the greetings, was that we had to pay up front in cash. We did arrange, after a long discussion if they could get a portion of the amount, that we could pay the next morning, so we could get some cash. It would be nice if they took credit cards, we thought, but after reading other visitors problems with extra charges on their credit cards, we think cash is fine. At the breakfast the following morning the money lady arrived very fast to ensure she got her money, they were apparently more important than the well being of the clients.
The room was OK, basic IKEA style, bath room newly renovated, only a few leaking pipes and a drain in the shower that was close to totally clogged.
They insist in bringing the breakfast to the room, we insist to eat in the common area, as it is very well suited for breakfast, and you avoid sitting next to each other looking in to a wall. We had quite som arguments with the lady in charge, Simona, who constantly referred to "the rules" and a mail we should have received, but after a thorough search, we never received this mail. Had we known of theses flaws, we had chosen another place.
The problem here is not the location or the premises, it's the management of the place. We choose B&B's because you generally meet people with a passion for letting people in to their house, whether they live there themselves or not, and have always been asked what we wanted to do, how they could help etc, but here, it's all about rules getting the money out of our pockets. We also heard of "the owner" but never had the chance to have a chat with him or her. A small positive thing is MIkela on the upper floor, she is trying to make you feel home, but it must be difficult with this type of management.
We had 4 nights, bed linnens were changed after 2 days, towels only after 3 days. Very weird, as they claim daily change of towels.
So if you can live with the weirdness of this place, it's location is superb, but if you like to feel welcome, find something else. We will, next time we go to ROme.

Great B&B in a fantastic location

Chose this B&B without much info as it popped up on a web search, really glad we did as it's in a fantastic location within walking distance to all the tourist sites, the staff were really friendly and helpful with any questions we had about the area and giving advice on nice traditional restaurants, if we ever return to Rome we would definitely stay here again

We stayed here for 4 nights, everything was very good only one thing we didn't like - our room had no internet connection at all. Simona (host) was extremely friendly and helpful, very lovely person. Breakfast was nice always on time.

Very difficult owner, lies about refunds.

My partner booked this for me as a christmas/birthday present owing to the fantastic reviews and the great pictures online, however in arriving we knew instantly that it was not all it cracked up to be. Firstly we had difficulty even finding the place because the entrance was just an obscure door on a street with no signage, then when we finally found it we were shown to our room by, to be fair, a nice lady who explained the rules etc. Instantly I was disappointed as the room was incredibly shoddy, cold and had broken tiles etc. The lady who showed us to our rooms explained that the heating would come on at certain times of the day and if we were cold to ring some number and they would bring blankets...?! She then said that we would have to be out of the hotel for "cleaning" every morning by half 10... so no lie-ins allowed. The nail in the coffin was when she told us "if you flush the toilet and the lights go out, don't do anything and just call us". She then produced the key to the room which was literally a key blank - a key before its had all of the unique notches cut into it (Very secure!). When she left we called the owner and explained that we felt the place had been mis-sold to us and that we would like a refund so we could find alternative accommodation. She became very irate and argumentative and initially refused to refund, but we contacted the website we booked through and it seemed like she had agreed to the refund. So we found a stunning 4 star hotel for less than what we had paid for this place not too far away and enjoyed our holiday. Two months down the line the refund never materialised and it was only after repeated contact with the website that we booked with that we finally received our money back (although I think the money came from the website rather than the hotel owner!). At first I was reluctant to leave a review as, as you can clearly see from the other negative reviews the lady who owns the place has no issue sharing personal details from the guests (which I suspect is why there are so few negative reviews) and she instantly becomes very defensive and refuses to take any responsibility, but I would rather make people aware of what you are letting yourselves in for by booking here.

Second time!

This was our second time in Rome and it's still In and Out for us. Just what the other reviewers say, the location is best as it is near to everywhere. But what stands out the most is the service. We were welcomed by Simona. She's very lovely and really beautiful. But don't be fooled, she's also very strong because she helped us carry our big bags from the ground floor up to the b&b. We were surprised haha!

Simona was really sweet as she spent time patiently chatting with our 4-year old grandson. She even gave him a kitty cat stuffed toy, which he brought back home and named Mona, after Simona of course.

Hopefully we can go back to Rome and when we do, it will still be In and Out for us.
