Basic Student accommodation, but Good location, but

The staff were friendly and helpful and the room/building was clean. The building is ideally placed only being a 10min walk to centre or Waverley station and 5 minutes from the royal mile......BUT the room was dated, very small and had an awful bathroom!
The building has no lift which was an issue with luggage, especially as we were on the top floor (4th).
The bathroom had Poor shower/cleaning facilities with the shower being like a steady drip and the whole bathroom being a wet room, meaning everywhere got wet despite the plastic shower curtain, including the toilet paper. The sink was a one hand sink (tiny) and no bath.
There was no view from our room at all, the only window being a velux window in the roof.
The breakfast had a great selection but is within a student common room. Not on any site did it explain this was student accommodation and they deliberately avoid leaving any contact details anywhere on the internet.
When I booked I got a number via booking.coms confirmation email, but it was an office closed through the festive period and new year, so couldn't contact them prior to arriving.
Be prepared for student accommodation but ideal location. Value for money would be circa £50 a night, not £190 we paid for it being New Year's Eve/Hogmanay!

Great location-very clean

I have just returned from a night's stay here and I was pleasantly surprised after reading some of the reviews.
The staff are really welcoming and helpful and the room was spotless. There is a kettle and a good amount of tea and coffee. The hairdryer is also powerful and there is even a safe. By far the most comfortable hotel bed I have slept in.
The only downside is the bathroom. It is like a wetroom which is fine if you dry the floor after. The shower didn't have much pressure but the water was hot which is all we wanted. The flush was a little tempermental but I think it's just the lack of water pressure-we were on 4th floor.
The location is great-central but out of the way so that it is quiet for a good sleep. It took us about your 5 minutes to walk to the Royal Mile and Waverley Bridge and station is about 10-15 min walk.
The breakfast was fresh and plentiful with a wide variety to choose your own combination of breakfast.
Yes the hotel has no lift but it's not a major problem unless you have mobility issues.
We are going back to Edinburgh next year and will be staying here again-good value for money in a city where hotels are fairly expensive.

Great location, clean, hot water, BUT...

... The website I booked through didn't mention anywhere that the rooms are in a University Student Halls of Residence. Which - to be honest - would have made me think twice about booking.

As I said, the location is five mins from the old town, five mins from Holyrood Park and couldn't be faulted for that. The room was also clean, fresh towels every day, hot water, reasonably spacious, etc. Good value for the money paid...

... BUT prepare yourself that you are going into student accommodation, so it isn't a surprise.

Not convincing

This hotel (a former student accommodation) is well situated in a quiet part of the city, but not too far from the centre. I stayed in a cramped room on the third floor - no elevator. The tiniest bathroom I have ever seen, it was more like a wet room. The shower consisted in a hole on the floor and the wash basin was ridiculous. The front desk is in another building, there they also serve the very complete breakfast. Friendly staff. Check out time 10.30am is something I have never seen before! For 80 Euros it should be possible to get something better in Edinburgh

The Old Town location makes this

This is University style accommodation with a double bed. That said they provided all of the facilities you might expect, bar a decent bathroom. So wifi, tea/coffee, TV, towels, hair drier etc were provided but I think the bathroom is best described as a cabin like wet room, if you've ever been in a caravan or boat. We got lucky, as we were on the ground floor and didn't have to lug our stuff upstairs, but less lucky that our 'neighbours' arrived back about 3am and just the noise of the key in the lock had us awake. Reception is in another building and breakfast in a third building and there's only on road parking which is metered and has a max. 4 hour stay at £2.60 per hour (8.30am to 6.30pm). Overnight you are ok. Breakfast was excellent, plenty of choice, good local ingredients and all served with a smile.
