Don't live here, to be sure that the room has Bed bugs, vampire bed bugs, look at my pictures,I was bitten all over and very seriously, itch linger-sometimes constantly. you can google nausea a blood-sucking worm in particular, can also spread disease. The bites are small at the beginning, feeling is not obvious, but a few days later, the bites became bigger and bigger, itching unbearable pain. I had to go to see doctor and and spent 800$, there are hospital medical certificate and photos to prove it. The owner is very cunning, evil, not friendly, dirty b&b, it is not one place to live! Don't believe the rooms are full,in fact,it is almost no guests to live. The owner only refunded the room rate to us, it is imposible to get the payment back without booking.com' help!!!But how about 800$ hospital payment???It is very polite that we don't ask mental damages and travel delays!!!! But medical expenses must be paid!!!!!!
Lower your expectations, this is a one man show

We were a group of six, all of us arriving at different times coming from the west coast of the US. I was the first to arrive and paid for both rooms right away, explaining to the inn keeper the others were coming late. I also had written confirmation my room would be available when I arrived, but it was not, so I stored my bags and was sent out for a few hours to wait. This was not unusual but it was a bit unexpected after having written confirmation I could have early check in. The stay went downhill from there basically due to the passive aggressive behavior of the inn keeper. He was not happy and made it very clear of his unhappiness when the rest of my party arrived at 11 pm and then again at 2 am. (I get this, but he is an inn keeper and he was warned) The next morning his breakfast service was punctual but again he was prickly. For example, he asked if we wanted apple or orange juice and when we replied orange, he would only pour apple. Just passive aggressive behavior which we tried to make the best of but it was weird and uncomfortable. We had two rooms, mine was the Rocquet room which was like staying in your aging grandmother's spare bedroom. The bathroom fixtures were clean and newer, but that was the extent of the amenities. Our other room was the two room suite on the front of the building. It had comfortable beds and clean newer fixtures. It was a place to sleep. The inn keeper did give good advice on the transportation to Montmorency Falls and did make breakfast both days. My expectations were lower given the neighborhood and the price, but I did expect quite this type of B and B. I wish I would have read the latest reviews prior to my cancelation time because I definitely would have changed locations.
Got better as the days went by

Our initial reaction to our room was not great. L'intendant is an older building, which meant an odd bathroom arrangement to accommodate the plumbling drains, i.e, there was a large double jacuzzi tub on a platform at one end of the the room, with a sink on either side, and a toilet crammed into a small closet to the side with walls that didn't go all the way to the ceiling (essentially, a stall). However, over time, the room and hotel grew on us, and we would likely go back if we return to Quebec City. The room was clean, the hotel and area were quiet, and bed was comfortable, so we had good sleeps every night. The room could use a facelift - even installing towel racks would be an easy improvement.
We enjoyed our interactions with the owner and his sense of humour. He was quite helpful on several occasions, and provided a good breakfast each morning. Perhaps some cheese and/or cold cuts would be nice?
This hotel would not be suitable for those with mobility issues, as all rooms are on the second and third floors, and the stairs are quite steep and there is no elevator. And, as noted above, there is a step up required for the bathroom.
The location is really great, with no more than a 10-15 minute walk any where.
Good breakfast, meticulous attendant

We were in a group of 4 and really enjoyed the breakfast (not as ponctual as it was meant to be...). The attendant gave us a really detailed explanation of the city and suggestions of tours. However, it was funny how he thought has allowed to decide our tour! Several times he asked about our schedule and was kind of rude if we had said we didn't follow his suggestions... weird...ah! He also decides where you should sit for your breakfast. Be aware, there is no elevator!
Rip-Off!

Avoid this hotel at all costs! The rooms are disgusting and dangerous. You are asked to pay upfront and then taken to the accommodation. If you complain he lists you as a "no-show" with your Travel company so you cant review it on their site. (In this case we used Booking.com). Paid for 3 days but moved out after 1 day and never got our money back
