How this hotel got a 4 star rating I don't know.
The rooms are noisy, food was cold and inedible, staff were unhelpful and some couldn't even understand English.
At breakfast we waited for an hour for cold food to come out. Tables weren't relaid unless you asked for cutlery etc.

Just about "ok". Would stay again :)

I booked this hotel after a day to brighton races. My friends had booked a 4 star hotel.in city centre for £129. Personally I didn't want to so end that money. After browsing online and checking locations this hotel seemed spot on at £64 for single room..right in the centre of town.only 200 yards away from my other friends.

On arrival staff really lovely. Agreed to hold my luggage as too early to check in..on return checked in and shown to my room.yup this hotel is bit run down and old.boutigue isn't really justifiable . Entering my room.being single it was very small and very worn..basic kettle and shower and sink inside the room but frustrated no toilet and I had to use,a,shared toilet with other guests. Credit the shared toilet is immaculate but when booking unsuited you expect toilet included .

The bed wasn't overly comfy and its not type of room you would want to relax in. If booking with a partner or family I would have been really disappointed the room DoD not match the website or pictures shown.

However. Location wise perfect for city centre. Staff friendly and the room.was ok for just myself needing done where to sleep after being out all day,and evening. Your in the centre so noise expected. The price is provably the best you'll get for £64 in city centre without staying in a hostel.

Would I stay here,again? Provably would but not rushing back. But if couldn't find anything else for similar money then.I would give this another go. Did the job and the friendly staff gave it the 3 stars

For the price (£79 incl breakfast) it was reasonable but definitely not a 4* boutique hotel. Location is perfect and thats the main selling point. Room was OK, bedding immaculate, bathroom tasteful but absolutely no water pressure...the shower actually stopped completely twice whilst I was in it. Staff were pleasant. Breakfast was one of the weirdest experiences ever...we felt like we were imposing, food was sparse, bacon was anaemic (very off putting) and the eggs were solid. Portions were tiny (we do not have large appetites but even by our standards the portions were meagre).
If we went back we would skip breakfast and eat in one of the numerous local eateries... however there are better B&Bs in same locality so unlikely we would go back.

Excellent Hotel and great staff

Fantastic Hotel with excellent customer service and brilliant location. Friendly staff with brilliant knowledge of local area and amenities. Would almost certainly recommend to everyone! Have booked again for next year. Rooms were very clean, and an amazing bar and restaurant.

Two day stay

The double room we stayed in was clean and bright. The furniture is a bit worn but functional. The mattress is sprung and not the best, although I am comparing with a memory foam, so maybe that's just me. The shower room is very tidy and nicely installed but the water pressure for the sink and shower was very weak. Disappointing shower because of the lack of pressure. On the plus side, there was a toilet brush and air freshener, which I really liked. I have stayed at places that had neither.
Breakfast was modest and the poached eggs arrived with solid yolks (this is a disappointment).
There is very little in the way of ambience here.
The room overlooked the grassed area to the front, which is very pretty.
Parking was made very easy, if using the parking app. It can be a challenge at times to find parking, during peak times, so a walk is inevitable but as Brighton is beautiful, that is not a problem.
I would summarise the experience as being pleasant, for a 3* b&b.
