Would rate this 0 out of 5 but there is no option on here for that! Best advice I could give is AVOID and book elsewhere!

Myself and family booked approx 4 months in advance as we had booked tickets to the Military Tattoo, drove over two hours to this so called guest house to find out they had cancelled the booking!! Extremely unhelpful man on reception who proceeded to give a load of excuses -someone had supposedly phoned us once on the day of arrival but never got an answer so instead of leaving a voice message like most normal people he cancelled the booking leaving us with no accommodation (especially when travelling with a young child!)

Prior to this, a Portuguese couple had booked in only to find out the room they had booked was no longer available but they could continue stay with an additional supplement of £80!

Anyway from the brief visit we had to the reception area, this guest house smells, is dirty and requires a DEEP CLEAN!!

Noted on the wall is 1% charge when paying by debit card (yes debit card!) and 5% when paying by credit card!! £3 charge to use wifi!

Continental breakfast £4.50 and cooked breakfast £7.50 - would not take the risk!!

There are a host of other guest houses and b&b's along this street offering much MUCH better customer service and accommodation so take our advice and AVOID AT ALL
COSTS!

Try an other hotel is the best way to go to Edinburgh

Had booked the function room here back in January for a wedding reception. On contacting the hotel in August (with 10 weeks to go before our wedding) i was advised that the woman helping us had left. Everything we had been expecting was now not going to happen. My partner and i visited the owner to discuss what we had expected and he was most unhelpful, no offer to accomodate our wishes, and bluntly told us they were no longer providing an evening buffet. We had no option but to cancel.The stress of this when invitations were already at the printers and trying to find another venue at short notice just about tipped me over the edge.
To be honest, i feel we had a lucky escape. The exterior was very neglected and dirty and the inside not much better. One of the 3 toilets in the function room was still out of order....as it had been way back in January. The chaos of people coming and going in the reception area while this man stopped and started his conversation with us felt as if we were of no importance at all.
I have the distinct impression this hotel is being run down to be sold off.....possibly the best thing that could happen. To treat people in this off-hand couldn't care less and be calling yourself "hospitalitly industry" beggars belief.
We have found another venue....thank goodness and i only hope no other poor soul has to go through an experience like this.

This is a sham of a hotel . It's not even a hotel is nothing more than an overpriced b&b . You'll pay silly prices for a room that looks like it's from the middle ages with bare and I mean bare essentials . The breakfast for a cooked one is 7.50 and if you could see wear the breakfast is coming from you'd run a mile in less that 10 seconds I mean come on who put a sausages in a deep fryer that has not been cleaned since 1984, There is no chef that works there it's cooked and deliverd by housekeeping and that is just wrong. So my advice to anyone looking to stay hear as a last resort then look somewear else and anyone looking to stay who likes it then you need you eyes and head examined.

I booked this hotel for myself as I was staying in Edinburgh for one night for the first time. On arrival at the check-in time, the room wasn't quite ready yet but I was happy enough to wait. Staff were friendly enough and after about 15/20 minutes, the room was ready. The room itself was basic and fine for one night but not any longer. It seemed a little on the run down side and needed another clean. The cups with the tea and coffee were also dirty.

When I left the next morning, I had to wait for a member of staff to appear as check out instructions were not made available. A woman finally appeared carrying breakfasts and said she'd be right with me. Having told her I wished to check out, she asked if I'd paid. I said yes to which she replied "Just leave the key on the desk" before rushing off again. No "how was your stay?" but instead an as long as I get my money I don't care type of attitude.

Overall, a nice enough visit for the one night and the majority of staff were lovely enough but I may try somewhere more central next time.
