Excellent location!
Stephanie98110on 21/01/2017 01:29I will make this short as it is second hand information from my father who stayed there in the fall of 2016. They enjoyed the location, the breakfast and the apartment. (upstairs kitchen is very minimal). The owner is a bit of a character. He is a Trump supporter and was very vocal about politics and even sat down with my parents during breakfast in their room. They felt uncomfortable by this familiar interaction and felt it was unprofessional. If you are ok with this, it's a decent place to stay.
Great location, great value
Lleedeon 27/09/2016 08:44The apartment is in a perfect location to enjoy Utrecht. Spacious with very comfortable upstairs bedroom and lower floor living space with kitchen and outdoor rooftop patio. Very close to Dom tower, shopping, good beer (go to Olivier's!), and just a 10 minute walk from centraal station. We arrived on a Saturday with the outdoor market and shopping at its peak and it was VERY busy along the canal streets, but we easily located the apartment tucked in along an alley. Things were much less busy the rest of our stay. Hans is very friendly and helpful - his tips were just perfect. And we loved hearing the bells. We did not have the windows open (late Sept), so the bells just added to the atmosphere and did not keep us awake. We look forward to coming back to Utrecht to stay longer and we'd definitely stay at Rosendael again.

Andreja_Helgaon 01/06/2016 12:49I stayed here for just 2 nights. Location is one of the best in Utrecht, within walking distance of everything and the apartment is quite outstanding. Si I decided to get here again for a long weekend with my husband. Utrecht is one beautiful cities to visit.
Lots of Space; Great Location; Mostly Good Breakfast
ctj71081on 15/05/2016 18:01If you keep your expectations tempered, Rosendael is a wonderful longer-term stay option. The apartment we stayed in is two levels - a downstairs with complete kitchen, dining table, and a living area (sofa, chairs, etc.) and an upstairs with bed and bath. The bathroom is large and has a shower only. It also has a washing machine, so you could do laundry if you were inclined. The wifi is free and fairly fast.
Rosendael is less than a 10 minute walk to Utrecht Centraal train station and closer to some of the major sights, like the Domtour and Domkerk. It's one block away from the canal and is surrounded by restaurants, cafes, shops, and at least one grocery store, which makes Rosendael a good location to explore the region.
Nominally a bed-and-breakfast, you would do well to assume that breakfast is a perk: if Hans, the friendly proprietor, delivers bread, cheese, cold cuts, and fruit to your apartment daily, you're doing well. It was hit-and-miss for us, but when delivered, it was more than a sufficient continental breakfast. We also had a problem with some of the electrical outlets and lights upstairs not working off-and-on every night, but we dealt. We didn't get a chance to mention the electrical problems to Hans, but we were up early and out late, so, this being a B&B, we had few opportunities to talk with him. Overall, Rosendael is a good option for the flexible, ranging tourist.
A little ambivalent...

Location is one of the best in Utrecht, within walking distance of everything. And the apartment is quite outstanding. Large livingroom with kitchen, huge terrace, TV, free and fast wifi, and comfortable furniture. Breakfast is all OK, but you make your own tea or coffee. Upstairs is the large bedroom with a very comfortable double bed and a large bathroom and a washer.
Hans, the owner, is a great character and very nice.
Just a few downsides.
Bed was not made at all, during the week. Trashbin was only emptied once during our stay, bathroom towels was changed every third day, not every second day.
Otherwise, we found this place OK for our stay.
Would we return to Rosendael? Oh, yes, knowing what you get for that price (Euro 95 per night), we found it to be a reasonable price.
