We booked in advance over the phone, directly (not through any website) and were asked to pay, not a deposit, but pay the full amount (to a bank account) of £75 for a double B&B room. When we arrived we quickly realised that we could not spend the night there:
1) We were offered an upstairs room which was not en-suite (we were not told at the time of booking that the room was not en-suite, else we would not have booked).
2) When discussing the breakfast for the next day, we were told that it was continental (again we were not told this when booking, else we would have booked elsewhere).
3) When we were being shown our room (one that lacked of ventilation), another guest, who arrived after us and was told to wait, insisted in getting in our way and came to our room, interrupted the conversation and asked how many people fitted there (the B&B owner just ignored us and continued the converstion with the other guest 'in our room' - extremely por manners by the B&B owner).
4) We explained to the B&B owner that the booking didn't meet our expectations and I asked 'with how many people would be sharing the bathroom with us?' She said she didn't know (this told me that this place was not a safe place to stay, as the owner had no clue as to who was going to be staying that night). During the conversation that followed, I asked the B&B owner two more times to confirm with how many people we would need to share the bathroom and her answer was: 'I do not know'.
5) We went out for dinner and found ourselves an alternative place to stay this time in a Hotel, also in Kinross, it was a double room with private bathroom with a decent Scottish breakfast for £60. The woman of the B&B had assured us that that was a busy werkend and that £75 was a good price in Kinross. Another lie.
6) We returned to the Roxburghe place and explained to the lady that we were very dissatisfied with what we were offered for £75 and that we were not going to stay. We demanded some of our money back, given the poor outcome. The lady of the B&B did not just acknoledge that there was a problem, but refused to provide any money back and what is worse 'she treated us with calling the police'. Apart of being a riduculous suggestion, it was clear that this woman has no clue about customer service. She is only interested in ripping-off people, and so we were.

To sum up, this is the WORSE B&B I have ever come across in the 20+ years I have been in Scotland. I feel very sorry for all those tourists visiting Scotland for the first time, that land in this terrible place, which resembles nothing of the typical Scottish welcome.

Not value for money at all!!

A room here was booked in an emergency. If I had been fully with it I would not have bothered. It was booked very last minute and despite being paid for beforehand I was told to be there by 10pm otherwise the door would be locked. My single room was round the back and when the door was opened to the corridor my heart sank. The already dirty carpet was covered with dirty rugs and runners. The flooring in the bedroom was covered by a dirty and stained rug and had mismatched furniture. The tiled bathroom floor was covered by odd bits of rug and runners. I did not wish to walk around barefoot even in my own room. I had no toiletries with me at all and was told that soap and shower gel were provided but they were to be shared by all staying there. The bathroom was shared between 5 rooms. There was just one hand towel there although I was given my own bath towel. Breakfast on face value looked ok - was told continental. I chose cornflakes which were stored in a supposedly airtight container. They were so stale. There was only white bread, and then either strawberry or apricot jam - sainsburys own basic brand - god only knows how long that had been there also. The bed was not amazingly clean and after a very quick shower slept in my clothes. I could not wait to get out of there and back to Civilization. For this I was charged the horrific price of £70. Sorry no way was this value for money in my opinion. This place should be looked at and re-evaulated immediately.

Simple, friendly and comfortable

A warm welcome from the lovely lady who runs the guest house. She brought us fresh milk for tea/coffee and the place felt homely and comfortable for a good nights sleep. Modestly decorated and not exactly fancy or modern but we felt happy to help ourselves to a continental breakfast in our own time and got shown out that morning. Lovely location for walking Loch Leven's heritage trail.

Charming, comfortable, perfect.

We agree with all the other positive responses: warm, friendly, clean, simple. The owner or manager (not sure which) was extremely accommodating. She really went out of her way to be helpful. And here's something that no one has mentioned yet. Excellent Wi-Fi. Very fast. (Our last stay was a hotel in Inverness with very slow Wi-
Fi, so this was a real pleasure. Finally, good location. A short walk to the ferry to Loch Leven Island. Lots of good places to eat nearby.

Simple but great

Stayed for a week during the late summer and it was great. The location was good as we were able to get to many different places easily. The room was clean and quiet in the evenings, perfect after a day of exploring. Some mornings we had full cooked breakfasts, other days we didn't but all our requests were very well accommodated and in all it was good value for money.
