1 bed serviced apartment. Reasonably well equipped. Amenities close by. No complaints. I didn't use the beach, etc. but there are decent bars nearby and various malls and other places within walking distance.

Bad maintenence and no beach access

Myself, my husband and 2 daughters spent a week at our time share at Royal Club (B&G). We have noticed worsening of appartment facilities: 4 broken drawers, drill holes in the bathroom floor, empty refreshers, water leaks in the bathroom, missing kitchen utensils and non functional TV remote control. Given that we are required to pay the maintanence fee yearly ( 3000 AED plus 370 AED as taxes ) and that our trip is booked months in advance so there is no excuse for the negligence. One major draw back is that now, the beach access which the halmark of palm jumeirah is for 100 AED per day per adult (>3 years old) so that includes our 4 year old daughter!!! Now we are paying 2800AED extra on top of the already overpriced mainenance fee and that does NOT even include beach towels!! That's a 100 AED extra per towel per day as deposit and must return before 4pm or you buy it. Well, the beach was the only reason we bought this timeshare! The weather is warm here in Dubai so the best time to swim with the kids is after 4pm!!

You know its cheaper and more convenient for me to spend a nice week with my kids at any hotel in Dubai..!! The worsening in services and the additional expenses in Royal Club (B&G) is not worth the great location this place has to offer.

Nice location worst facilities 😠

We spent a week enjoying nice view and location, the worst part was paying for beach access 100 dhs each !!!

There was no other alternatives near our place which forced us to go to nearest places such as JBR or open beach to take kids to swim.

It's a pleasant place with poor facilities.

Not at all what you would expect in Dubai!!!

I would say it was really disappointing!
- Starting with check-in, that takes for ever, because there is one person doing check-in and check-out too, then they ask for a AED 1,000 deposit for parking & building keys, which other hotel apartments in Dubai never ask for unless there is a minibar, and they don't offer a minibar here.
- Then you find out that they don't have any facilities, these beach & pool pictures are the community facilities and you need to pay an additional AED 100 per person to use them and even when you pay, they need to get the papers from the management and that takes for ever too.
- The apartments itself, furniture is badly used, bathrooms have so many leaks, so by default you will get the whole apartment muddy as soon as you use any bathroom.
- Buildings have a very bad smell because of the garbage rooms that are always opened and even tenants are complaining but no one taking any action.
- Security guards are rude and every time you drive in (if your parking access works, usually it doesn't! so you end up parking at the limited visitors parking, if you find a space) they ask for your number and details, very annoying.
- One incident that happened to me there during the day, the house cleaning staff walked in the apartment without even knocking (maybe they did but I certainly didn't hear it), I was standing there half naked, and they still continued to the rooms as I was talking on the phone and shocked how they don't even care to take permission, till I asked them to leave immediately.
- The location in general, since its on the beginning of the Palm, actually the entrance of the Palm, its always too crowded with cars and so noisy throughout the day (but only in the partial sea view apartments that face the street).
- And finally, staff try to offer you better rates than online rates upon check in, claiming to be able to give you 10% less, but they keep you waiting all day till the rates go so high in the evening, just for you to be again disappointed with a rate that is double what you could have had throughout the day at any online reservation site.

The only good thing I would have to say, is that the apartments are large and have nice balconies.

After reading the past reviews I was very dubious but I can definitely say these apartments are spot on.
3 bed 4 bathrooms, fully equipped kitchen and clean.
Location is perfect for the plam, taxis to the water parks, Dubai mall and medinat resort are cheap and plentiful too.
Yes you do pay to access the beach and pools but it's worth the 80 AED, about £16 each. Private and secure beach looking out to the berj al arab with access to 4 pools.
Would definitely recommend to anyone.
