We have been timeshare owners at the Royale Beach and Tennis Club since it opened in the mid 1980's. It has had it's ups and downs through the years, however
It is definitely the worse I have seen it. The rooms need to be repainted, cracks and holes in walls, appliances need to be replaced. The outdoor balcony had black mold on it, table was broken and paint peeling off of flooring. The grounds are nice and is close to beach but that is it. I would not recommend anyone staying here. You are only allowed one parking permit for a 2 bedroom unit, which sleeps 8. How do 8 people fit in one car!! So you must park offsite at an unlit location. They do not even allow you to unload! Some of the original staff are still friendly however the majority of the staff are unfriendly and could care less. Please reconsider if you are giving any thoughts of staying here.

Condos in dire need of repairs.

Location is great, grounds are nice, but rooms leave much to be desired. We had a two bedroom condo (square footage was nice) that was in dire need of renovation. Kitchen windows had holes around them, Patio furniture was cracked and deteriorated. Bathroom tub had mold, Bathroom fixtures were very rusty. Paint was missing in a multitude of spaces. Pictures are attached.

Not worth it!

Room was a reject from Motel 6 - old, moldy and falling apart. Lobby smelled like a sewer. Nice location on the beach with 3 pools and hot tubs, but it looks OLD! Staff was friendly, service was the bare minimum.

Spring Break 2017

We are two families of three who stayed here for 1 week during spring break. We arrived on a Saturday and were informed that the elevator was broken and would not be fixed until possibly Monday. We were offered a room on the first or second floor with no view. We opted for a two bedroom on the fifth floor so that we could have an ocean view. The rooms are run down and are in desperate need of cleaning and updating. There was black mold behind the bed in one of the bedrooms, the toilet rocked back and forth, the shower in one of the bathrooms was rusting out, the closet doors in one of the bedrooms did not close, the remote for one of the bedroom tv's did not work and and the wi-fi was non existent. The elevator was fixed by Monday afternoon, but we were then informed Tuesday afternoon by a sign on the elevator doors that we would be without power and water from 9 am to 4 pm on Thursday. I would never stay here again and would never recommend this hotel to anyone staying on SPI.

The unit we are staying in is a disaster! Bathroom cabinets have floors rotted out,cracks in the ceiling,paint peeling. The drywall around the windows is rotten,and makes dust all over the floor every day.4 of the electrical outlets are pulled out of the wall! When the wind blows you may as well leave the door open,great cracks all around all doors.On top of that,the place STINKS,smells like sewer gas or something. will tell what unit this was later when we leave. We would not stay in this unit again,
