We weren't sure what to make of this hotel - Its on a university campus which made it really difficult to find as we constantly thought we were in the wrong place. We stayed around christmas time so we could go and have a look around Edinburghs Christmas market and it was a little walk from getting anywhere - there are some lovely walks though. Breakfast was okay a little cramped in the room though. The room we had was large with 2 sinks and a large bath. Very cheap though.

Good value accomodation for the Fringe

We booked this hotel as it was easy to get the bus into Edinburgh and the price was reasonable given Hotel prices go through the roof in August. Service was excellent. Breakfast was good with plenty of options. Room was clean and tidy and had a Quaint turret which enabled us to view Arthurs seat. It is correctly rated as a three star hotel. Could probably do with a bit of refurb soon (carpets and paint a tad tired) but perfectly good for a place to stay for the Fringe. When we visit the fringe again we would certainly consider booking this hotel again.

Not what I was expecting

My review of this hotel is more a review of how it was described in the advertisement, which was misleading.
My expectation was a very traditional hotel, but as you will have read in other reviews, this was in fact on a University Campus. Fortunately our visit was on a weekend in the Summer holidays so we weren't inundated with students.
That said, on arrival there were no available parking spaces within a reasonable distance of the hotel. Initially I was forced to park in a disabled spot and then moved my car to a regular space at the earliest opportunity.
The room was ok, but nothing special. The shower hose had a split which impacted the power of the spray.
When it came to breakfast it was apparent that the restaurant was too small for the number of guests. We had to wait maybe 5 minutes for a table, but a couple who arrived just after us actually gave up waiting and walked away. The breakfast itself however was very nice.
Overall a little disappointing, and perhaps a bit pricey but it is within 15 minutes walk of the city centre.

A confusing hotel to find since it sits within the University of Edinburgh campus, the security entrance to which is signed to another organisation. Security directed us to the campus reception and they, in turn, directed us on to the hotel reception which does not sit within the actual hotel. Once checked in, we were guided to the hotel into which we found our own way. These points were all within 2-3 minutes walking distance, presenting no challenge in dry weather.
The old building has been extensively refurbished and boasts modern, warm, clean, spacious, comfortable, quiet and well-appointed rooms with free and fast wi-fi. Included in each room was a safe, iron and board, trouser press and hair dryer. Facilities are excellent although it, nevertheless, feels like a student campus. Breakfast was substantial with a buffet and cooked meal, all of which was fresh and tasty.
Staff were friendly and very helpful.
Free on-site parking is available whilst a 20 minute walk or a short bus trip takes one into the city centre.

Very disappointed on arrival

Unfortunately the advert for this accommodation leads you into thinking this is a proper Scottish hotel. We we very disappointed on arrival to find out this is a conference accommodation facility on a university campus. Staff and reception are located elsewhere on the campus. The room was good and breakfast was excellent however expected much more for the price we paid. If I knew it was like this I would have booked a premier inn. Other guests were disappointed to.
