I won't write a lengthy review pointing out the shortfalls in service and a complete disregard for basic maintenance and health and safety.The photos will speak volumes. It seems this is a tourist favourite, who seem to view this place as somehow great. It is not that, far from it. Andy liked to create an air of care and customer service, but he is either in it for a quick buck, or just really incompetent when it comes to maintaining this guesthouse. The standard of care throughout is awful. From the dust, dirt, hairs on pillow and mattress, never seen so much hair, clearly not been cleaned or maintained in years. Screw found on floor in room 11. The odour, it smells awful, as the carpets are so old, not cleaned I suspect in years. Combined with old bed linen and hair and blood staines, it makes for an awful stay. We moved out of room 11 because it was just disgusting in short. I spoke to Andy and he agreed to put us in another room. And this was done amicably. I mentioned, and this is key, that my wife suffered from asthma and that dust, hair, dirt is deadly. Sadly the so called upgrade was again much the same only a bigger room. Again, the pillows, bedlinen contained hair, there was so much dust in the curtains and chamdelier, we were utterly shocked. They had not been cleaned in years judging by the amount of dust that had gathered. The sink and toilet seat were insecure, or broken in short. This place was truly a nightmare and I feel strongly to write this review, because we felt letdown in so many basic fronts. I would suggest to Andy to get a grip on this ASAP, because what I have noticed will be noticed by people eventually, it's just most people are not as observant, takes time to workout the shortfalls, esp tourists who tend to overlook a lot of basics. We beleive we have been let down so badly on this occasion. I have filed a complaint to Andy, but unsurprisingly, he chose to ignore it. It would actually have been in his interest to reply and the chances are I would not have written this review. Now the complaint will be escalated through various third parties, including my bank to dispute all funds. And Andy will be forced t rethink his business strategy and acumen.

A great place to explore Edinburgh from

Me and my friends had a great stay at the Sandaig guest house. The service was good, the breakfast okey and the guest house was perfectly located near a bus stop which made it easy to explore Edinburgh.

Our room was perfectly fine, nothing extravagant, but clean and relatively modern. Our friends got a room on the bottom floor which was a little more run down.

I would definitely recommend this for couples looking for a quiet location, but with the pulse of the city close by.

Perfect stay in Edinburgh

The house is in the quiet quarter of Leith, just a couple of miles north of the city centre, in front of a beautiful park with wonderful green grass and trees. The house is traditional, he rooms are clean and elegant, good wifi, excellent breakfast. Wonderful experience!

Best of both worlds - Leith and Edinburgh City Centre

We had a large room overlooking the park – everything we could need including a safe, iron, ironing board and hairdryer. We picked up our key via the key safe system others have described. This was very convenient if you weren’t sure what time you would arrive. On two of our three nights stay, we walked across the park to the waterside to eat, so that was very handy after a day travelling or sightseeing. Breakfast was good – a nice choice and all freshly cooked. The fruit compote was a meal in itself! The owner, Andy, was very friendly and helpful, and there each morning; there was also a contact number in case of emergencies. Getting into Edinburgh city centre was easy on the bus - £1.60 per journey or travel on the buses for a day for £4. Make sure you have the right money – Andy can help you out with change! Would certainly stay here again.

This is the perfect location. Outside of the bustle of the city and very quiet across from park. Catching the 25 bus was easy and perfect for getting into the city center. Breakfast was good but that was the only time we saw the owners so if you need something be sure to ask then. Room was rather small but a good value. I would go back.
