My wife and I are visiting from the UK.
I would not normally bother going to this extent to review somewhere but this place needs it.

Firstly, the man at reception was not particularly friendly or helpful, this doesn't really bother me but some people it would.
Whilst I was in reception I noticed a sign that stated to the effect of, "Due to the breakfast room being small and getting busy, patrons are asked to spend no longer than ten minutes in here."

At the time I thought how ridiculous, ten minutes to eat breakfast! It's only a basic breakfast granted but to rush guests that have spent their good money out of the room is appalling. Hindsight is a wonderful thing...I soon realised that there can't be many people who would spend ten minutes in there, not even the staff.

Upon opening the door the smell is revolting. It lingers too and it's not a smell you get used to. Then you go in the bathroom and it smells as if something has died in there. I found a number of hairs on the towels, they had also clearly been there a while as they were dusty as well.

The room had a large bed, large TV and a fridge but do not be fooled. It is very dark and dingy in there, not a pleasant feeling.

We were due to stay for two nights but couldn't bare another night. My wife was awoken in the night by a car parked outside playing loud music and people arguing also.

We didn't dare brave the breakfast room the next morning either so I can't fairly review that. Although I can honestly comment that there wasn't anyone in there when I gladly returned our key card the next morning.

I should also mention that this is a very expensive motel for what it is.

Now you may be thinking that this is just one review from one person who spent one night in one room, however, when spending the next couple of days in the area speaking to local people and discussing our stay there it was clear as soon I said University Manor Inn that people knew about it and how horrible it is.

My wife and I are realistic and easy going people who are happy to get what we pay for and not expect too much of a motel. I plead with all like minded folks out there to not go here.

We only stayed as we had driven over three hundred miles to see the falls and arrived at the Inn too late to book another hotel straight away. We also did not complain to the man at the desk as we knew we were going to leave the next night. If you do decide to stay here, bring Gin.

Very clean, tidy, well furnished and more space comparing the same class hotels. Free parking, free wifi, complimentary breakfast. Location is 20 miles away from Niagara Falls. Staff is ok. No swimming pool.

The Room Was Awesome.We needed a room near Seminar we was attending. Really online picks did no justice too the beauty of opening door.plushy carpet.all amenities.wow.near universities.shopping center.quiet a bonus Dublin donut across street!

Surprise hidden gem for a staycation

I would not have expected this place to be as nice as it is for the low rate. I booked the Jacuzzi room. It is a smoking room but you would never know it. The air in the room was fresh. It is very spacious with a dining set, fridge freezer combo and microwave. This room reminded me of a national chain. The bathroom needs a fresh paint job but that was about it. I didn't take advantage of the breakfast. However, it is nice to have it included The desk staff were very polite during all the interactions. WiFi is included with the stay.

I would not have chosen this place if had enough time for the selection

Not a great place to stay and will not feel as a good hotel/motel. i chose this place because I had no enough time to make a decision as I was taking a 9 hour continuous driving lesson from Maryland (This is the first time I drove a left hand driven vehicle in a foreign soil). Barely managed to sleep due to the close proximity to the main street. I am not surprised the current ranking of this hotel #18.
