Close to Bayswater and Queensway tube station, shops and restaurants, quite location on Inverness Terrace. Friendly staff. We had room 402 on the top floor, beware of many steep stairs. great room, very modern, clean and tidy. Comes with TV, small kitchen with microwave and fridge, milk tea and coffee supplied. The bathroom was modern and extremely clean. Will call again.

The hotel has a very good location. Nearby are two metro lines, one street further that way a lot of shops, restaurants, gift shops have better prices than in the center.
For the same price I got what I expected.
It was the perfect base for a week sightseeing tour of the five-person family. (kids aged 14,18 and 20)
I loved it!
As there is no elevator, small childish I would not recommend the upper floors.
Do not stay here! We won our AmEx dispute!

Our experience with this "hotel" was long and complicated. After a long day of sightseeing, we can in to find a drip in the ceiling from the room below. A thoughtful staff member had kindly stuffed a towel above the bathroom the catch the leak but the towel was saturated by the time we got in for the night. The ceiling was stained and looked as if this leak was not a one time occurance. Staff siad they would have someone check it out in the am. Meanwhile, the room filled with a musty-smelling liquid courtesy of our upstairs neighbors. When we asked to be moved to another room, staff said they were full. So we decided we should seek out another place to stay. Then they decided they DID have another room but at another of their "hotels." We went to look at it- 1/3 of the size and VERY bright. Since my husband a darker room to sleep, we declined. Then they decided that they did have a bigger room in the original building that they were planning to give to another arriving couple. We could have that room. Screw those crazy Australians who flew half way around the world! They could have the leaky room. Again, we declined not wanting to put other travellers out of their reserved room and by that time, just ready to leave the place. Then the fun began...all of a sudden staff could only speak Russian and had no idea what we meant by a refund. So after a long back and forth we left for much nicer ground (Best Western Shafesbury) and opened a dispute with our credit card, AmEx. We won the dispute and learned a valuable lesson. Your vacation is too important to live in questionable accommodations.

Had to book a hotel in a hurry somewhere in Bayswater as this was the area we wanted to for the many restaurants, supermarkets, shops and cinema all within 5 minutes walk so we went for 73 Studios. A few hours after having made the reservation I went into TripAdvisor/Bookikg.com and found mixed reviews for this hotel so it made me a little hesitant as I was traveling with my mother who is 80 years old. I nearly cancelled but decided on arrival to check it out first. As we entered, the hallway had a very fresh fragrant smell and looked quite smart. We were lucky to have the basement room which others have mentioned that they did not feel safe. This is a typical Victorian house so it is normal to have stairs leading down to the basement from the outside. This door below the stairs is only used as fire exit and it is perfectly secure from the outside. In fact our room was at the front (below the street room 101), it was surprising quiet all night considering the busy area we were in. As we entered the room we also had a good feeling, the room is small like most hotels in this kind of building but we it did not feel cramped, the bathroom was a good size and the pantry was functional with a hot water boiler, small stove and microwave plus crockery and utensils. The room was very clean and the bed was comfortable. The lady who checked us in was also friendly and brought us 2 more pillows after 10 minutes of requesting. The Wi-Fi was working well and fast. I am not sure what the other travelers encountered but our experience at this hotel was a good one. I would recommend it for the shops nearby and of course for the easy access to the 2 tube stations which has the main lines you would need to travel around in Central London (Central Line, District and Circle Line). The next time I come back to London I would book this hotel again.

A 2 minute walk from Bayswater station, great location close to restaurants, good value for money small room and small bathroom but easy to stay in. No lift in the hotel so had to carry bags up stairs. I would stay here again but would try and get a room facing the street as they do look bigger.
