Good Location Hotel

I stayed 3 nights at this hotel which is 7 minutes walk-distance from S. Lucia Venice station, if you are a senior who will require to employ a labor taking luggage to across a bridge constructed with many staircaes, the charge is around 10 EUR.
Hotel is a historic building, it is quite, facing the river, but not near attractions, walking to the main attractions needs 30-40 minutes.
Hotel room and bathroom are small, all facilities including Wi-Fi etc are nice. Breakfast is very good. Reception staff is helpful but after 5 pm there will be no staff, you need to seek the front sister hotel for assistance.
Loved our stay

Recently spent a 3 night stay at the hotel. Attention provided to us by all staff was second to none. The hotel is small but this leads to an intimate feel for its guests.
Very close to the railway station. Very easy walking distance to most attractions. The rooms are a little small and the prices a bit more than we had hoped. But that's Venice.
The Hotel Ai due Fanali is well worth a visit
Quaint and quiet Ai Due Fanali

The hotel is a 10 minute walk from the Venice Santa Lucia train station, 15-20 minute walk to Piazzale Roma and the People Mover for the cruise port. It's easy to find and located in a quiet piazza near S. Simon Profeta church. There's lots of restaurants and shops nearby and a grocery store close by. The closest vaporetto is the Ferrovia stop, less than 10 minutes walk from the hotel.
When we get to the hotel at 8:00pm, there's a note at the entrance door to check in with the staff at Cà Nigra Hotel just in front of Ai Due Fanali. They're probably sister hotels. A sweet lady, Manuela, helped us with the check in and brought us back to our hotel. We booked for the small room and it is small with a full sized bed. It is clean with a view of the small piazza and the Grand Canal from afar. The bathroom is small and not sure how medium to large sized person will fit inside the shower cubicle. If you're on the bigger side, you might want to book their bigger, regular rooms. There's an elevator and their hallway lights turns off automatically after a few minutes. Don't freak out if it turned off while you're out, you can turn them back on on the switch on the walls near each room.
The continental breakfast was good and you can eat at their rooftop deck with a nice view of the neighborhood. Gisella, the lady who runs the breakfast makes good cappuccino.
Check out was a breeze and you can leave your luggage with them if you're leaving late in the day.
Overall, I would highly recommend this hotel and would even go back there for sure.
Quaint little hotel, very good position.

Hotel itself was really nice, just off of the grand canal and you can sit in the garden of the sister hotel for drinks. Our room was fairly small but had everything we needed, concierge and staff were really helpful and friendly. Hotel was in great position, really close to the station and in good position for visiting the sights of Venice. Would definitely recommend, especially for good value.
Friendly hotel

Its a bit difficult to find as the hotel signage can be only seen if you are accessing it from the canal. We were standing close to the hotel but took a while to locate. Convenient to walk to from the station, though never travel to Venice with heavy luggage - walking up steps to get over a bridge is a big issue!
The hotel room was small and the shower tiny. Otherwise clean, efficient check in and out and pleasant staff.
The best part of the hotel is the terrace for breakfast. Lovely outdoor terrace to enjoy a leisurely and good breakfast, take in the view and feed the fat pigeons!
Noisy at times in the room with hordes of tourists navigating through the narrow alleyways below, but quiet at night.
