Good location, good price but loud and not a good stay

The hotel is nicely located right next to the river and very close to restaurants and downtown! The price for the stay was good, but even with low expectations I️ was not happy with the stay. The rooms have no sound proofing so I️ had to listen to any conservations going on outside the room or on the floor above me all night. Anytime someone walked around in the room above me or on the stairs from the second floor, the room shook and made a ton of noise. Breakfast was subpar - few selections and all the bread items were super stale. Would not go here again.
Avoid this motel if at all possible!

OMG! Not clean. Bathroom linens stained and ragged. BLACK MOLD on the sink and bathtub faucets. Bed not very comfortable. Woman at the desk speaks very little English so very difficult to communicate with her. Morning breakfast: Coffee was OK but the only food items offered were STALE (I mean so old they were hard to bite into!!) breakfast pastries. They must have been discards from somewhere. Terrible! All night, there was a man coughing in a room closeby which I believe was the owners private quarters. Very worrisome. I was concerned that this man has Tb! If so, he is a health risk to the motel guests. How does one report this place to the state sanitation office???
Great off season rates and a downtown location

This motel was much more than the reviews. It has a super location across the Falls River from downtown and adjacent to a city park with a waterfall and lots of hiking and climbing trails. While the motel is older and not a big motel chain, it offers a clean rather large room, a large bathroom vanity outside the bathroom itself, a second floor balcony, and an acceptable breakfast with a waffle machine. I would certainly return. I think the owners are trying to run a good operation and care about the facility and their guests.

We stayed in one of the 3 cabins next to main hotel, which worked well for our family of 4, Quiet location with the river between hotel and main street through town and walk to Evans Plunge Pool (great facility by the way). As others have noted, the bunk beds are fine for children but mattresses are futons too thin for adolescents or adults. Main bed mattress OK but base is really too big for limited space and you can bark your shins on corners and the frame creaked when you moved. Pull out sofa bed OK and bathroom OK. Clean. New owners have sought to improve with new aircon units and flat screen TV's (but they are very high and not easy to watch). As others have noted, the breakfast is very limited - owner could exchange the high sugar products for low sugar alternatives without increasing the cost. A strange thing was the cabins included a kitchenette but no crockery or cutlery which seems pointless and told us to use the plastic cutlery and foam cups and bowls from breakfast room (but you can't prepare food with plastic cutlery or microwave in a foam cup or bowl!) Did not view the standard hotel rooms.

My husband got very sick so had to leave after one night. I called about my husband forgetting his watch and was hung up on. The watch we very special to him as it was a gift and had a train moving and train sounds on the hour. A boy went in to clean the room as we were leaving and we know he got it My husband was trying to wash up as he was throwing up and he left the watch on the toilet top.
