Beautiful spacious rooms. Loved the pond view and the SUNSET!! Staff was very helpful. Great location and would recommend for anyone traveling to Newport. I wish they had a bigger breakfast selection but loved that there were so many restaurants nearby.

This Hotel is nothing fancy, but the location is great, and even our lower floor room looked out on a saltwater marsh with birds and trees, a good view. The area is reasonably quiet, but everyone was in bed early for the Marathon. Great places to eat nearby, the fried clam place, and a coffee shop too. Our room was suite with sitting and microwave, sink and fridge. Some wear and tear, but pretty clean.

Great location just outside of Newport, about a stones throw actually, convenient if you are going to the wine fest, some rooms a bit dated but staff is always helpful and courteous, seems like they have acquired the hotel behind them, we will be back

In all honesty, room was very large and had 2 large Tvs with good channel selection, microwave and fridge and was clean.
The staff was helpful and accommodating, can't complain.
BUT the hotel interior is a disaster and needs a total redo!
Only 1 elevator: so get ready to wait long times even if only in a 3 floors property
No Laundry facility, even if guests can use the one available at comfort inn across the road.
Forniture is outdated and badly maintained: ripped curtains/couches, not working lamps etc etc
I feel for the staff that is understandably defensive because receiving complains no stop by disgruntled looking guests.
Never the less, the place is packed and overpriced ... due to prime location and likely will not improve because it is a gold mine. An ugly looking motel room worth 2 stars in any other place, is billed as a 4 stars suite in this charming little town, one walk away from newport and across the road from a little New England beach filled with surfers; every hotel in the same road is way better...keep this option as last one

I stayed for one night in August on the third floor. I was pleasantly surprised with the size of the room and the view. The double room has of course two double beds divided by a wall. The room included a refrigerator which was nice to store beverages for the beach. The bed was comfortable. Check in and check out were easy. The beach is so close instead of paying for beach parking we parked in the hotel parking lot and walked to the beach.
