The Plusses and Minuses of Avoca

PLUSSES:
- The Price (this place was half the price of the Holiday Inn Around the Corner!)
- The Friendliness (the staff were genuinely friendly)
- Clean, neat
- Rooms generously large
- 10 minute jog to Primrose Park
MINUSES:
- Faded, stepping back to 1985; carpets, furniture, everything old (could be a plus if you like time travel!)
- No top sheet on bed; just a thin, old duvet
For me, the plusses WAY outweighed the minuses; however, I wouldn't bring my partner here for a romantic getaway.

Stayed here with my husband for a trip to the Theatre. Arranged to drop bags off in the morning so we didn't have to take it with us. When we got back late our bag was in our room. Room is large, basic but clean and good comfortable bed. Tea and coffee in the room. The only reason I didn't rate this 5/5 is the shower. We were on the top floor so the water pressure was very low. Could do with fitting power showers. We didn't realise breakfast was included but there was toast, cereal, juice and hot drinks available. The guy running the hotel was very nice and helpful. Even offered to look after our bag if we wanted to look around London some more, but we had an early train booked so couldn't take him up on the offer.
Good location, 5min walk to Swiss Cottage tube station or bus stops. Took us 25minutes to get to Shaftesbury Avenue.
We booked with air miles, but he recommended booking straight with them (may get a better deal direct!)

Outstanding Service

Arrived exhausted and hungry from an over long trip (nearly 35 hours since awakening in upstate NY) due to weather related lay overs. The staff at Avoca House could not have been more accommodating and gracious. The room was clean, neat, inviting and wonderfully located near food, pubs, and underground stations. Lovely neighborhood and beautiful houses. The Avoca looks like one of the homes on the street. Great value for the price. We can not say enough about the service and value of this place.

I booked a single room, but got a much bigger room. It was comfortable and quiet.
The stuff was helpful and friendly.
There are many restaurants, coffee shops and supermarkets around.
The breakfast wasn't great, so don't count on it.

I stayed for 4 nights here. None of the single rooms were available, so the staff just gave me what they had, a triple room, for the same price.
It was next to the reception, but it was still pleasantly quiet.
There's a lot on the plus side:
Friendly staff, always willing to help. Tidy room. Wifi worked OK, so did TV, and of course the area is nice.
The only minus I can think of is that the furniture and overall look of the interior here is pretty worn and simple.
But for the price, Avoca House Hotel is a good deal indeed.
Thanks to the great staff, I really enjoyed my stay, and will return at some point.
