The room was nice and clean. The staff is very welcoming. A nice touch that I appreciated, was the coffee that was available anytime of the day, in the lobby. I did feel that breakfast has room for improvement. Overall, it was a pleasant place to stay.

On October 14, 2017, we had reservations to stay the night at America's Best Value Inn & Suites in Livingston, TX. This was formerly a Best Western Motel where we had stayed on numerous occasions when visiting children and grandchildren in Livingston. Our reservation was made on September 26, 2017. We had email confirmation. Upon arrival around 6:00 P.M. we were told we had no reservation. My husband presented the confirmation notice on his phone...and that was promptly deleted (by the clerk). We said we received no notice of cancellation, and asked why we did not have a reservation. The desk clerk said, "I don't know. I only know that we have no rooms available, and you do not have a room here."
As we left the lobby, a lady outside asked if we were having a problem getting our room. "Yes", we said. She said, "Let me tell you what has happened. The owner is having a wedding and he has blocked every room for the wedding guests." She said, "We are FEMA, and they have booted us out of our rooms and stuck us up on the 3rd floor in the smoking rooms." She said everyone is being told the same thing about their reservation, but not being given an explanation."
Certainly, we will not return to this establishment, nor any other America's Best Value Inn, anywhere!

I left my $20 phone charger and nothing else in my room during the day. When I returned, my phone charger that I had left plugged in next to the bed was gone. Management couldn't find it in the lost and found. Rather than offer any kind of compensation, they just said, "when you signed in you agreed that we would not be responsible for any lost or missing items.“ The problem is the charger wasn't missing, it was stolen from the room because it was the only thing that I had left there.
Separately, the second day here they didn't replace my towels.

The Livingston Inn and Suites is a former Best Western, and has the quality you expect of a hotel like that, for a better price. We stayed there from Tuesday till Thursday and really liked it. We had a large room with a high ceiling, big clean bathroom with enough towels, refrigerator (a quiet one!), microwave and coffee machine. The ladies at the font desk were very nice and helpful, the hot breakfast (sausage, eggs, yoghurt, fruit etc.) was good and the hotel was quiet although it's close to the highway. They also have a work out room and an outdoor swimming pool. Livingston has a couple of nice restaurants and a supermarket within a ~5 minutes drive. This was the perfect hotel for the last three days of our road trip through Louisiana, Arkansas and Eastern Texas.

Read the reviews and sounded like a pretty good place to stop. The only problem we had was trying to find the place. BW sign was still up and the highway was confusing. Basically drove around in circles for 45 minutes before we finally figured out how to get to it and the BW sign just hadn't been taken down yet. Nothing wrong with the hotel or check in...nice place!
