After several years of looking for an area in Florida that would suit of needs, we found the Bonita Beach & Tennis Club in Bonita Springs. The area is located north of Naples and south of Fort Myers on the Gulf coast.
The Bonita Beach & Tennis Club consists of five buildings of condos which are privately owned. The location is excellent. It is an easy walk across the street to the beach on the Gulf and there are two pools at the complex location. The sunsets on the Gulf are incredible. The restaurants and food stores are close and the sites in Ft. Myers & Naples are short drives.
Many of the condos can be rented through Royal Shell Vacations which has a rental office on site as well as directly through the owners of the condos through VRBO on the internet.
All of the condos are physically the same, basically an efficiency apartment style. The differences are the decorating style and arrangement of the furniture. There are several variables such as the view, the noise from the road and the height (floor) of the unit. There are five buildings each building is 10 stories high with no units on the first floor. There are eight units on each floor. The physical setup is the same in each building.
The key to the variables can be identified by the four digit room number. The first number is for the building number (1-5). The second number is the floor that the unit is located on (2-9 with 0 for the 10th floor). The third number is 0. The last number is the unit number 1-8);
So, unit number 3805 is the third building on the eighth floor and unit 5.
So, unit number 2006 is the second building on the 10th floor and unit 6.
The arrangement of the rooms is the same on every floor: Rooms 1 & 2 face east.
Rooms 3 & 4 face north (toward the tennis courts), Rooms 5 & 6 face west (toward the gulf) and rooms 7 & 8 face south toward the Bare Foot Beach complex.
In the end, you have to select your room based on the what you want most.
For water & sunset view units 5,6,7 will be the best but the noise level from the road can be bothersome. You can probably get a lower price for units units 1,2,3 & 4 with much less noise. There is no doubt that the higher floors offer a better view.
I went into boring detail in an effort to help you understand the options available.

The Bonita Beach and Tennis Club has an amazing location. The parking is easy and access to the rooms are quick. There are five buildings. I stayed in Building 5 and had a view of the water. The only problem with the view came the noise from the traffic. Which was extremely loud. If I had been in another side of the building I think that I would have had a quieter experience.

We have been staying in this great condo every February for the last 6 years. It is clean,handy and very comfortable. Has everything we need in the condo !! Beach right across street, good food close by. Our own washer & dryer and the owner is always available if we have any questions and so nice. Can't wait for 2018

We just came back from a week in Bonita Beach. Stayed here upon recommendation by friends. Unit 1403 was nicely remodeled / good king bed. However, on line listed as wireless internet in room, where none was available / despite confirming this on phone prior to booking / and again upon check in. Front desk called and gave us pass code to neighbor's wifi / never did get any response from management // booked through Royal Shell -/ so just be sure you know! Otherwise unit itself was very nice. Very surprised no internet!

We have been coming to vacation in this area of Florida for many years and decided to rent this year. I don't mind staying in a unit that has dated furniture as long as it is clean. As I walked into the unit I was hit with an awful smell and had the patio doors and windows open for 24 hours. I spent 3 mornings cleaning this place. I was so very disappointed. We have friends that winter in Bonita and I had wanted to invite them to dinner but was too embarrassed. The carpet was filthy and I put a sheet over the couch, I wore my shoes for 9 days, the bath towels were dirty so I washed all of them. They came out clean. The bathroom floor had hair and grime around the edge, the faucet was splashed with someone else's toothpaste and the plastic cover was also filthy. The shower seemed clean but I felt like someone just wiped things down with a wet cloth. Even the bedroom lamps were dirty. The kitchen floor was more than filthy and sticky. Almost every dish I took out to use was dirty along with the coffee maker. The pots and pans were unusable. I called and emailed Vacation Pro many times with no one ever getting back to me. So much for the guaranteed 24 hours or less return call. The password for the computer was also wrong!
