Rooms are a lot smaller than pictured on the net and beds are quite hard. Beware walls are thin like paper. In room dining very little selection, don't ask for a fruit platter because they don't have one. Kitchen closes at 10pm. Then to find out they had a conference on a Friday and two weddings on the same night being a Saturday. Our room was right above the venue, music sooooo loud. Then both bridal parties were checked into the rooms either side of us, I'll leave the rest to your imagination. Very noisey and busy. Beware you'll be told to park down the street whilst they have the functions on. Mind you the sign outside the car park says GUESTS ONLY.
Location location. Amazing water views. Close to main shoping strip. Great restaurants. Newly refurbished and very clean. For a quite getaway mid week stay recommended.
Sadly won't be back.

The hotel has a great location and easy walking to Church Street, the 'main street' where you can get your morning coffee. While the outlook and the in-house resturant is fantastic, I think some of the hotel staff could do with a refresher course in FRIENDLY customer service. Your customers are humans, not machines. That said, there was a couple that were particularly helpful. Food in the restaurant was very good. The room is nice however I felt a little like I was stuffed away in a storeroom with an outlook into a jail courtyard. Very clean and well appointed.

Staff couldn’t have been more helpful and friendly. Nothing was a bother to them. Rooms were nice and clean and bed was comfortable. Plenty of parking and beautiful sea views. Nice and quiet. Overall a great stay.

Travelled to Brighton Beach in Oct'17.
The hotel is a local hotel next to Brighton beach and has been renovated/refurbished over the years.
I would class it as a ~3.5 star hotel. The hotel has all the basics down pat, good rooms, amenities, friendly staff, decent food and good location next to the beach. However there is no gym.
The highlight of the stay I would say is the friendly staff. They were always pleasant to deal with and were helpful.
The negatives, I would say would be given how small the hotel is and the close proximity the rooms are to one another, it can get noisy as you can hear guests in other rooms quite clearly.
Pros:
- friendly well organised staff
- conveniently located next to the beach
- decent food
Cons:
- noisy at times
- age of the buildings shows through despite refurbishments/renovations.

Impressed with helpful and friendly staff. Good car parking in 2 underground levels. Check-in was fast and easy. Got to my room but found that I needed to traverse 6 carpeted stairs (no handrail) to get to it. Back to reception to explain I've got 2 knee replacements and can't do stairs. They couldn't have been nicer and went to a lot of trouble to find another room for me. Paul at reception was great! My new room was very nice. Windows looked out into a central courtyard so very quiet. Clean and well-appointed. A 10 min stroll to the restaurants in Church St. However, I found the lack of a stocked mini bar to be unusual. I could have ordered what I wanted it stocked with from a menu but wasn't fussed. Strange that there wasn't a box of tissues in the bathroom. My friend staying on the third floor with unruly curly hair was inconvenienced by the lack of a shower cap. Her air conditioner broke on the second night and she had to get it fixed at midnight (but at least there was someone available to fix it) and she reported a loose electricity outlet. I was happy but my friend not so much. We ate at the restaurant on the first night. Good service, nice food and a view of the sunset over the bay. I'd stay again. It'd be nice to be here in warmer weather with the beach just across the street.
