Great time in Cuenca, thanks to Casa de las Rosas

We arrived at Casa de las Rosas at 7:00 AM and were escorted to our room thinking that we only provided with a place to store luggage till check in. The room was very large with a wonderful bathroom. It would easily compare with a 3 star motel, with ample plugs, lights, tv, heater, tables, etc. The breakfast included eggs cooked to your preference, fresh fruite, nice bread, cereal, milk, juice, coffee and tea. The eating area was very nice. There were two lobby areas, one with cake, water, and coffee all the time. On our last day we stored our luggage till 9:00PM and used to lobby to access wifi, which was fast and available everywhere.

We stayed at casa de las rosas for 2 nights and we loved it, we were given the top floor apartment and it had lots of space, clean and beautifully decorated. Only problem I had was that in the website they claim they will bring you to the airport for free , but when I asked I was told that the website was wrong and in need of updating. To be honest that was one of the most important thing for me.

Fernanda and Diego are worth their weight in gold at this quaint little spot.
Clean, spacious, mostly quiet. Nice filling breakfast of eggs, juice, breads, yogurt and good coffee with hot milk.
Fernanda has a little doll of a nino who is well behaved and makes this stay feel more like a home than a hostel.
Diego has great potential and speaks English very well. THIS is a great place to stay.

Lovely little hotel in what I assume was once a private residence. Nicely reworked, keeping the ambiance of a traditional city residence. There are thee common areas: a parlor in the front, where tea and snacks are available all day (and night), the open air central courtyard (now protected by glass ceiling) and an open air rear courtyard. Good water pressure and hot water (not all places have this). Nicely appointed room and bathroom (no bathtub, but a large walk-in shower). Decent wifi. The staff is very helpful (they ordered in dinner for me when I was ill). The young man at the front desk was very personable and eager to help with info on restaurants and city sights. The lady doing breakfast and cleaning was friendly but not intrusive, and ready to help. Laundry service is available. Standard full breakfast of juice, fruit, yogurt, breads, cheese, ham, eggs (to order), cereals, milk, coffee or tea. 20 minute walk to historic city center, 15 minute walk from the airport and central bus terminal. I felt safe walking in the area both daytime and after dark. Most businesses do seem to close by 7 or 8 in the evening, so find your restaurant before then.

This is definitely a very nice 3 star property, with super, friendly, welcoming staff and in a pretty good location, but there are some issues that make it slightly tricky to give a glowing review.
The small guest house is not in the best location, although it is very close (walking distance) to both the bus station and airport. If you do take a taxi from either, it will cost you no more than $1.50 at most. The road the hotel is located on is pretty shabby and is mainly business's that close down fairly early, so in the evening, you do feel a bit lost on the street as it's pretty deserted. Just one block from the hotel, they're putting in a metro system, so the road is largely unpassable as of July 2017 and there is building noise during the day. However, it is a relatively easy walk into the main heart of Cuenca, taking no more than 20-30 minutes depending on your pace and it does seem very safe. You won't find too many eating spots terribly close to the hotel.
There is a lovely lounge which serves tea, coffee, fruits and cake 24/7, which is a nice way to relax and to meet fellow travellers. The breakfast is served in a nice, airy atrium dining room and there's a good choice of cooked eggs, toast/bread, cereals, yogurt, juice (made with water), fruit, ham, cheese, coffee, tea, chocolate etc., all the basic staples.
The rooms however are the issue. They're spotlessly clean and although sparse, certainly comfortable. However, there is absolutely no sound proofing of any kind. There was another guest staying who had a bad cough and he may as well have been sharing my room and coughing in my ear. Plus, as it's just bare boards separating the rooms and the downstairs, once breakfast starts gearing up, you may as well be trying to sleep in the kitchen or the dining room. You will hear EVERYTHING. It's not obnoxious, it just makes a lie-in impossible.
The linens and bedding are clean, but you will need the blankets and down that is provided as there's no heating of any kind and Cuenca is not the warmest spot, even in summer. There's no aircon either, but you can open the windows. The bathrooms is brand new and there's good water pressure, but the hot water is limited and runs warm quite quickly, but not cold. There's soap & shampoo provided, but towels are not changed every day. The towels were actually really old and very badly stained, so I had to ask for them to be replaced and the replacements were little better.
There's laundry on site, but I didn't use it, nor did I use the flat screen TV. There's free wifi, with two different logins, one of which works better upstairs and one works better downstairs. There is bottled water, but not every day. A bit hit and miss when it's offered.
All in all, this is a nice property, even if it looks nothing from the outside. It's just the noise that's the issue. The sound proofing really is a bit problem. Plus, during my stay, the power went out for an entire day and one night, local alarms kept going off during the night and rang for considerably long periods. That bothered everybody. It's got lots of charm and it's very reasonably priced for very friendly service, but if you're looking for peace and quiet, this is not the spot for you at all.
