Stayed here a few times in the past and every time it's lovely! The staff are very welcoming and friendly, the rooms cute and cosy, the location EXCELLENT and breakfast tasty... And not to forget the quirky bar! Will certainly be back.

We and 10 other members of our group were here for 3 nights. Think we were in Standard rooms. The quarters were on the small side but well furnished and comfortable. We were on the 3rd floor. The room opened into a large setting area and was 1 flight above the restaurant. The window opened to an adjoining roof top and was quiet. A quiet room is not to be taken for granted in Venice. The lobby was adequate and had a small bar area. The hotel also had a good sized outside patio which was comfortable and convenient. The location of the hotel was excellent and only a short distance to St Marks and other must sees. The staff was very helpful and in one instance helped members of our party with tickets to a Vivaldi concert.

We booked a water taxi from the airport which let us off not far from St. Mark's and only a few minutes walk from the pier with only a couple of small bridges to pull luggage over. It is an old building of course, but has been very nicely made modern on the interior. It was quiet in our room even though it is on a small canal and passage. The walk to the center is close, as well as back to the pier where you can get the main water buses or taxis. After 3 nights we returned to the same pier and took the reserved water taxi back to the airport to rent a car for further touring.

Bait and switch property. We thought we were booking the Hotel Casa Verardo, however, we had booked "The “Annex”; and it should be avoided. It’s about 200 yards from the main hotel. Our room was a three story walk- up; there is no elevator. It was October so there’s no air or fans. Still warm in Venice so the mosquitoes were still around and kept us company all night. Fitful sleeping, lots of outdoor noise, including an AirBNB property across the alley where the customers were only about 20 feet from our bedroom window. They drank and talked until 1AM. Not their fault, but really close proximity for privacy. 1/2 of the lights in room worked (that's the optimist's take ... the pessimist would point out that 1/2 the lights weren't working). Bedding was very uncomfortable - cheap and scratchy sheets accompanied by lumpy bed and pillows. Bathroom was 2-star quality at best. Breakfast was in main building and was way below average. Tang for orange juice. Stale croissants. Should’ve stayed at a Holiday Inn.
I should say something positive ... the towels were a pleasant surprise compared to the rest of the room.

My wife and I have just returned from a 4 night stay, we were in Venice to celebrate a significant birthday. We had a complimentary bottle of Prosecco waiting for us when we arrived, which was a nice touch and a great first impression, thank you. We transferred from the airport by water taxi and were dropped close to St Marks Square, the walk to the hotel was less than 5 minutes away, so the hotel is in a great location for exploring Venice. The hotel is situated on a canel just over a bridge. Our room was on the first floor just off the breakfast room, there was no noise when breakfast was being served. As with most City break hotels, the room was not overly big but had good decor and was spotlessly clean. The room also had a safe and air con if required. The breakfast was good and a welcome start to the day, there was a selection of fruit, cold meat, croissants, bacon and scrambled eggs. We found all of the staff on the reception and in the breakfast room to be friendly and helpful. If you would like a good base to explore Venice I would recommend this hotel
