Nice Family Atmosphere

My wife and I really enjoyed out three night stay at this hotel. Whatever we wanted was provided even a campfire at nice. It was close to eveything we wanted to see and do and there was no disput over price. We will gladly stay there again.
Needs some TLC

We needed a last minute booking that would accept a dog, so with little else available, we booked a room sight unseen with the exception of a few small pictures on the net (which ended up looking nothing like it).
I'll start with the pros. Our room and bathroom were a good size. They have a lovely sitting area in the back of the property (although it is not lit at night). The free wifi worked perfectly which was a bonus.
As for the cons, the place is in need of some TLC by the owners. Although I do think the walls have been painted fairly recently, the doors were not, and as such are in poor condition cosmetically. The sliding door to our bathroom was out of its tracks, and try as we may we could not fix it, very awkward trying to close and open it. The bathroom was in need of cleaning (eg behind the toilet). There was a fixture missing from the wall and the TV was about 14" and dated by a few decades. The worst thing about the room by far was the odor. They claim it's non-smoking but it sure smelled like stale cigarette smoke to me, frankly it's overpowering.
For these reasons I don't think their rates should be in line with other B&Bs in much better shape.
The breakfast provided was fine, and the breakfast room was clean, however crawling with fruit flies that were impossible to swat away.
No one was present at the front desk at checkout time, but it would've been nice.
If you are considering this location just be sure to preview your room first.

This is a fine place to stay at a slightly lower rate than others in the area. The room was clean and comfortable and there are two wonderful dogs. The breakfast was disappointing and some homey touches would really help it.
They`ve given up

This place was probably a good option a number of years ago, but it just seems like the owners have given up on trying to keep up with maintenance. They seemed very pleasant but tired of trying to keep up.
It is very conveniently located and has a beautiful outdoor area with a fireplace and pretty yard. The hot tub was reportedly out of service due to a tree falling on it, but when we mentioned that the water was green the previous year that we visited, it didn`t seem to be any kind of a priority and the owner seemed put-out that it was mentioned.
The room was given a basic cleaning through the day, but the floor wasn`t swept and the bathroom was in dire need of some refurbishing. If you have pet allergies the owner`s dog `helps`with the cleaning upstairs and down so you might want to consider this.
The patio area was nice but infested with little red ants which will bite. (One of the ladies got bit on the leg by one)
A basic breakfast area with very basic food (Mostly no-name brands) is provided but even here a lack of care is evident with one of the waste bins being filled with fruit flies indicating it hadn`t been emptied in a few days at least.
Even the in-room information binder was tired with the most recent information for events being from 2005.
Perhaps we`re asking for too much but if you take on guests, you should be committed to maintaining a standard. We had noticed how just a little effort would show greatly and make for a much more pleasant stay.
Annapolis is a town very dedicated to the tourist industry and unless you have young kids, I`d guess one of the many bed and breakfasts may be a better option for most.
Inviting and a perfect location

Delightfully surprised! Wonderful hosts, very clean bright and comfortable rooms. The rate included a continental breakfast in the 'barn' which was bright and fun. Gorgeous back yard with a big hot tub and fireplace. Very great experience for my family including my 5 year old. Within walking distance to everything in the little town.
