Very loud, not so clean. We stayed on a first floor (in front of the elevator). The room was not so clean. Had its own smell. When were missing fresh air all the time and everytime we opened the window, somebody where smoking in a garden, so all the smoke came into our room.. I found few long dark hair in our bathroom and that was pretty much disgusting. Seemed that we could hear every single person who is taking a shower or flush their toilet + elevator. Bed was not comfortable. Usually i can sleep when its loud, but in this hotel i didnt have much rest and i needed to take a nap duaring the day, when its more quiet...

it could be a wonderful boutique hotel, the location, the garden, the wonderful house is absolutely charming. yet, it would need complete renovation and some insulation- you hear every word from your neighbors and even the reception. we had a sleepless night and were glad that we had found a good price on booking.com and that we did not pay the price on the hotel webpage which was totally overpriced!

Hotel is perfectly situated for few days in Nice. Large suite with garden room suitable for family. 3 of us shared the rooms. Right by train station. We caught train to Monaco and Cannes in one day. We bought day tickets which cost 16 euro for first then 10 for each one after that. 10 min walk to promenade. Definitely worth doing hop on hop off bus as we didn't realise how big Nice was.

It does what it says on the tin basically. Very wacky decor with a warm welcome but very basic amenities. Bedding was shabby but clean. Very quiet area and only 10 mins Walk to the centre.
This is perfect if you are exploring the city and just want to sleep and shower.
I wouldn't recommend it for relaxing or indulging but then again they don't sell it as this.
Parking is very minimal,6 spaces for 30 rooms so be aware!

The good news first: The location is good because it's at the end of a cul-de-sac and very quiet.
Now the not so good news: Room 120 on the 2nd floor cannot be recommended: The curtains let through too much light. The sky-window didn't have a blind, so during our two-week-stay we woke up at 5 a.m. every morning. A mechanic who looked at it after five days, apparently said the window was so old that a new blind would have to be order-made - certainly not during our stay. Although the bathroom is spacious enough, the showerhead is at knee's hight, so you actually have to knee in the tub when you want to wash your hair.
At first glance the breakfast area in the garden is all right, although there was a broken deck-chair that was not repiared for more than a week. Bird-droppings on the wicker chairs were not removed once. When the plants were watered in the morning the chairs and tables got a splash of water too. That would have probably dried by the time the ordinary breakfasters arrived (after nine). We, however, were usually up at six (morning light) and already waited for the clock to strike seven.
To be fair the manageress offered us a different room, which unfortunately we didn't like either. In the end she didn't charge us for our breakfasts.
