Taken verbatim from my first review back in March, with a couple tweaks:

"SECOND time in London. Clean, quiet hotel. Very comfortable room, great bed. Friendly staff. GREAT location close to the tube and fun and lovely Earl's Court.

I'm going back soon and **wouldn't stay anywhere else**."

I can't overemphasize that last bit, in asterisks. This place is so charming, situated in lovely Nevern Square. It's quiet, peaceful, and Eart's Court is just the best. It's a quiet respite from the hustle and bustle of Central London, and it's only 15 minutes away by tube. This time, also, I had a great view of the garden. How appropriate.

And it's affordable. I stayed here for another week - six nights, instead of five last time, and didn't break the bank.

Because we waited 2 weeks before our trip to get our ever-increasingly expensive airplane tickets, we sought to make it up with our hotel choice.

My wife and I were looking for a centrally located, safe, good value hotel with free wi-fi and easy access to the London Underground. After hours of research I found Garden View Hotel, which hit all our checkpoints.

Location:
The hotel is situated in Nevern Square in Kengsington - a residential area in an urban pocket.
It faces a large garden park surrounded by the rest of the apartments, hotels, and townhouses.
A few blocks away on Earl's Court Road you are on a city street filled with convenience stores, restaurant chains, money changers, ethnic eats, and pubs.

A lot of the businesses were Lebanese, Indian, English, and we were happy to see a couple of Filipino establishments mixed in.

Hotel:
The Garden View Hotel is older and somewhat dated.
The elevator can barely fit 2 adults. We stayed on the 2nd floor with a view of the Garden in a Triple Room: A double bed with an additional single bed.
Small and cramped - along with the beds there was a small desk and chair, small closet, and side tables.
We used the single bed as extra storage for our luggage and clothes.

The attached bathroom is a couple of small stairs up and it too is very small but adequate. Shower had plenty of hot water but low to medium power.

There is no air-conditioning. Normally a deal-breaker - It wasn't a factor during our October stay as the two windows were kept open keeping the room comfortably cool.

Outside noise wasn't an issue as we may have heard a drunken fellow singing one night and the occassional police siren. And for hotel noise – we would hear the room service shuffle around the hallways, but didn't hear any noticeable neigbhor noise or other distractions.

Satellite TV is fine. We watched mostly local and BBC news but for those travelling with kids or ultra-conservative tastes beware: at night time there are 3 cable channels that have topless ladies soliciting phone sex chats. Tsk, tsk tsk. I did the research so you don't have to.

Amenities:
Very basic.
There is a safe. Electric water jug to quickly boil water. Instant coffee and tea. Free Wifi was fine for general web surfing/emails. Shampoo, soup and conditioner were untouced and left behind (so you know it's crappy.)
No fridge, no air-conditioning, no mircowave.
Breakfast is not included. After hearing how basic and subpar it was, we would eat out at the nearby restaurants.

Metro:
You have 2 ways to get to the Earl's Court Metro Station.
The back route is only a couple of blocks away, a 5 minute walk through residential streets,
The Earl's Court Road stop will take you a bit longer (7 to 10 minutes) but you do get to pass by convenience stores, restaurants, and the best possible thing: a blue police call box AKA The Tardis.
Fans of Doctor Who will see this iconic time-traveling replica nonchalantly right around the Earl's Court Road stop.

Earl's Court is on the London Heathrow Airport tube line and also just a few stops away from the center of touristy London. Very convenient. And this stop, unlike some others, will have elevators.

Staff:
Lovely staff.
Terri, the manager was very helpful throughout our stay. She printed tickets, answered all questions, and took care of our in-room safe issue. The rest of the crew were always smiling and kind.
They did room service every night. Solid all-around staff service.

Overall:
Since the amenities were lacking and basic and the room itself very small, we would probably choose another hotel next time we are in London. But the location, the staff, the wifi, and the value make this a worthwhile stay to try once.

Great location but some minor issues

Great location around the corner from Earl's Court tube station. Very friendly and helpful staff, beds were comfy (we had a family room for 4 and everyone got a nice bed rather than the classic sofa bed / cot for the little ones). Satellite TV and free wifi. Very clean and quiet.
Some of the facilities could improve though. The smallest lift I've ever been in. Not much storage in the room. My biggest issue was you couldn't lock the window closed, and you could open it fully from 30ft up, so this was a safety issue for the kids. I had to tell them not to touch it.
Breakfast was disappointing. I like a nice continental with breads, pastries, meats, cheeses etc. This was not a continental breakfast. It was toast, cereal, juices and instant coffee sachets. Not even a brewed pot of coffee.

London visit

Very little to say rather than location is priceless in and out from airport and London amenities.
Other than that, room layout ludicrous, jump over the bed to get to window or wardrobe or remove bedside tables and put beds together. We've booked a double bed room and for a double + one single bed, super tiny almost impossible to use bathroom (cupboard size) and we are small. Breakfast is just an illusion of a Continental means, no cheese, no ham, no eggs, just toast and butter, coffee and milk... poor.
If you are looking for a bargain look better, if you are on a rush that's fine.

Second time I've stayed here; must be grand!

In 2015, we stayed here for a week; we enjoyed the location, staff, room, view, breakfast so much we returned in 2017 for another week's vacation.

Special thanks to Terry, Anna and Elaina for all their kindness and attention during our stay.

I highly recommend the Garden View to anyone who wants a great location, close to the underground, and a place to call home while they are away from home. Other guests are correct; very safe area of London and its quiet especially at night.

When I'm travelling I look for a place that is clean, with good beds, shower and tv in the room!
