We booked a panoramic, 2 bedroom, seaview room at the end of October.
We came across to Picton on the ferry and wanted something close to the ferry. I think we walked the wrong way as it was quite a hard slog with our cases up to the hotel, and the hotel is perched on the top of a hill which made it a bit harder (especially for my elderly mother). Upon checking in, we were told that we should have phoned and they could have picked us up. It would have been good to know that prior to the stay!
When we got into our room we realised that the two bedroom apartment is across 2 levels - the bedrooms and bathroom are downstairs and the lounge and kitchen are upstairs. This would be fine for me but it was harder for my mother to get up and down the stairs - it would be nice to know this before booking as well.
Apart from this, the apartment was lovely, the lounge was spacious and comfortable, the beds were comfortable and the view from the large balcony was amazing. It was really pleasant to sit out on the balcony and watch the ferry come in and out.
We also realised afterwards that there was a much shorter way to get down to the ferry!
A great base for a stay in Picton if you want space, comfort, great views and affordable accommodation! Would definitely stay again.

Definitely worth paying for top floor. We had room 13 which was the end of top row and had views to both the right and front of the apartment and so views fab. Spacious, extremely clean and so handy for this cute little town. Owners helpful and assisted me with car parking as I couldn’t get my rental car into my spot. Supermarket, bars and restaurants very close to motel on a very pretty waterfront.

Beautiful little hotel in Picton, stunning views, friendly staff, close to everything and gorgeously appointed rooms. Don't let the exterior put you off at all as this little place would have to be best in town

Hard to beat the views from this place. Perched on the side of a hill overlooking the harbour and marina. Room we had was very spacious. Decor is a bit dated but everything is clean, comfortable and works. Service very friendly. Walking distance to city centre and restaurants. Great jumping off point for the Queen Charlotte Sound track. On-site parking might be a bit tight for inexperienced drivers but there is plenty of street parking.

View from the room was as shown on the website; with a nice view out to the harbor. Friendly and welcoming owners, clean and comfortable rooms for a reasonable price. Only slight negative was people rattling about in the downstairs laundry late one night which woke me from sleep. Overall I enjoyed my stay.
