Excellent position. Leave your car there, park your bags and go wander. The hotel must have been an excellence in the late '70s or early '80s but since then nobody has passed a paintbrush and it must be a year since anyone swept the balcony or aired the place. Huge pity as the potential is evident.

We stayed here one night on our whirlwind tour of Northern Italy and we loved it! We had a tough day of late trains/missed buses but when we finally got to the hotel we were greeted by the nicest man who spoke some English, which was welcomed by us! Our room was small and overlooked the next door church's bell. We had a great view of the city and the room was very clean. The man working at the front recommended a great dinner spot and gave us directions to get to the "birdcages" the next morning and invited us to their complimentary breakfast. Much to our surprise he was still working the next morning in the breakfast area! Breakfast was wonderful, a wide array of baked goods, cereals, yogurt, fresh fruit and beverages. Very good hospitality! We asked if we could leave our bags while we explored the city some because we weren't ready to head to the bus station and he pointed out a small area in their main lobby where we could store them. It didn't seem very secure but we got the sense they do this all the time and the town seemed safe. It was, our bags were untouched hours later when we returned. We would absolutely stay here again!

Booked online for a superior room, my friend also booked a superior room on a separate booking however my room was not a superior room - her's was of a much better standard than mine. We were told she paid a higher rate - but not sure how that is relevant if I booked and paid for a superior room.
This is a charming little hotel, must have been a hip and happening place in the 60's and 70's with lots of character and amazing views, but some aspects of it seriously need updating. The curtains in my room were faded and falling off the rails, the handle on the window was broken and the mattress on the bed was way past its use-by date.
I asked if the bar was open and was advised that it was not, but that there is a minibar in the room. The minibar fridge was noisy all night and had with no alcohol inside. Also despite asking for a non-smoking room it had obviously had smokers in the recent past.
The breakfast is basic but fine, but for some reason we were not allowed to eat out on the terrace - which was one of the things that attracted us to this hotel. Don't know why - the door was open and weather was perfect.
The view of the aqueduct at night from the room was amazing, but you don't need to stay at the hotel to see this, its such a short stroll from the town centre.
This beautiful town is amazing and though this hotel is close to the aqueduct - I wouldn't stay there again but would stay elsewhere in Spoleto for a better night's sleep.

Driving up through the town and parking can be a little nerve wracking. Wonderful staff will do anything to help. May want to ask for details via email, such as exactly which city entrance and route. Once there you are at the top of the steep hill encompassing the charming town. You are close to most sites and restaurants and can use two of the town's escalators to get back to the top if you end up at the bottom. A real sleeper, less crowded than many but lots of history. Will want to open windows for ventilation and tub can be a little difficult if you are not completely mobile (very deep,and as usual in such places no safety bars). But if you are not a good walker on hills this is probably not a good place to visit anyway. Great location and just at the famous "bridge" and jumping off point for walks in the hills. Again, very helpful staff

This is an exceptional hotel which must offer the most spectacular view in Umbria.
Nestled beneath the imposing Rocca fortress (well worth a visit), this small, 15-roomed art deco hotel overlooks the magnificent Ponte delle Torri aqueduct and bridge. It is the sort of place they would film an Agatha Christie murder mystery in, though the owner and staff utterly charming and generous and anything but murderous! The hotel has several bars and provides an excellent breakfast - on the garden terrace with its outstanding views in the summer, but has no restaurant. This is not a problem as Spoleto has many and the centre of the town is only a few minutes walk away.
