Had to book in here as our first booking fell through and this was recommended by our first host. Ended up being a very good recommendation. Very spacious and airy room with an attached bathroom. Sleep quality very good and continental breakfast self serve in the adjoining building.

The Rose room Hulmes Court B& B Dunedin. A miss- mash of bedding. This was at 4 pm , at night it was worse as the street light shone through the round window ( Jacket trying to block it) all night along with the other windows. There was a sensor light shining through the curtained window virtually all night.Our room was also affected by the sensor light. We did speak to the girl working there & asked if anything could be done & was told it was sunny ..... Not to mention the building work & vacuuming going on till 5 pm & very noisy neighbors running between floors & shouting at each other till 10 pm Needless to say this room wasn't used & we only stayed 1 night not the 2 we were booked for.The whole place was worn out the towels were thread bare you had to go to the Kitchen/ dining room for a drink as there was no facilities in the rooms not even a sink to get a drink of water. The Hotel is 3 mins from town but at the top of a very steep hill, ( Its OK going down but getting back up took about 20/30 mins slow slog) Not recommended for the older sector

We stayed in a room with an ensuite. The bed was comfortable and the bathroom small but adequate. The woman who met us was very pleasant and helpful. Breakfast was fine and we especially liked the fresh fruit salad. This is a fine old character house in need of a bit of a lift.

Cats Hair, cats smell. Yes it's the cats favourite room as stated on their web site. More like cats toilet room!! Shared bathroom had pee on the floor from other visitors. Shower cold. Cats love to pinch food of your plate at breakfast. If a real cat lover maybe you will think this fine!

We had one night here with a private bathroom and toilet. This is a classic b&b with character features. We had a comfortable sleep, hot showers that were decent and nice and easy breakfast. It was so easy to walk into town! Job done for what we needed.
