The hotel is small not beside the lake but it is clean and has Aircon which we not needed as the weather was nice. You must have car as it is not very near to the lake it is about 7 minutes by the car. The hotel do not have lift that was the main problem and the second the front desk is closed at 10:00 pm so not proper for the late check in. The photo is from the balcony of our room.

The hotel is really quaint, and the breakfast quite nice, That is where I would leave the positive comments.
The rooms are really old and in dire need of updating. The bed was completely worn out in my room. So worn is the bed in room 425, that the foot of the rises up like a ski jump. Flooring is worn, room has nice 2 burner electric cook top but no dishes or pots provided. No silverware either.
The two significant downsides of this property is the paper thin walls. I tried to call down to the front desk to complain about the family in the room next to me in what appeares to be a heated domestic dispute with screaming and yelling only to discover you can't call to the desk? No instructions how to do so anyway....so downstairs I go. Tell the desk clerk the issue, he follows me upstairs promptly and knocks on the door of the family dispute in progress, and tells the guy about me complaining and to keep it down....really professional. I could have done that.
Second issue, is the door locks. This property has some crazy looking key from what looks like the 1970's. OK, I get it that the key can't easily be duplicated, but you have to have the key to exit the room if it is locked. So imagine, you go to sleep and lock the door and then an emergency erupts and you need to evacuate.....you better have hoped yo left the key in the lock, because your not getting out as the door is locked.

This Hotel is in a good location but is too old and need maintenance nothing you can get near by there is even no restaurant or grocery shop, lots of insects
staff at this hotel are very friendly and helpful.

Good hotel in a good position, especially to visit around Annecy. There is a free parking, breakfast good and friendly staff. Our room was at the attic with a lake view by the balcony. The furniture are a little bit old, but the bathroom was new like the air condition. There is minibar. I recommend it.

If you are planning a holiday to enjoy the delights of Annecy DO NOT book this hotel.
My husband and I were driving from UK to Florence and had planned en route a three night break in Annecy. We made our booking via Booking.com. On arrival we found the hotel to be far away from the lake and amenities.The outlook of the hotel on arrival dismal and unlike the online photos (decoration very tired). We booked the Superior Room with GARDEN VIEW which looked directly onto a BUILDING SITE. I will post photos. Also had an unpleasant smell of drains. Guy on reception (once we got him away from tv) was the only member of staff on duty until the next day. We wanted to speak to the manager and was told he was on holiday and no one of authority was available until the following morning. When we pressed for mobile phone numbers or e mail for the manager, this was refused. As per our contract we were charged 100% for the pleasure of not staying here.
