A centrally located hotel with nice rooms. Has a good restaurant and the food was great too. To top it all, it has a bar.. and the roof top one is really cool.. enjoyed the stay.. recommended to anyone visiting Payyannur...

K K residency is good decent hotel in the heart of payyanur.
We had a memorable and comforting stay , the service levels were good and the food ordered was delicious.
K K Residency is your best bet in payyanur

In most of the aggregator websites, this hotel was mentioned as a hotel near Kannur. But this hotel is located around 40 km away from Kannur town.
Pros :
1) The best hotel in Payyanur town
2) Near to railway station and bus stand.
3) The rooms are spacious and clean
4) The restaurant is good.
5) The hotel has ample parking space
Cons:
1) Not a new Hotel
2) Its located in a narrow lane. So its difficult to locate , if you are coming via own vehicle.
3) The behavior of restaurant staff needs to be improved.
4) Toilets are not good. May be because its an old hotel and its high time for renovation.
5) The breakfast has very minimal options.

Nice Hotel with spacious rooms and south Indian and as well north Indian food. Staff is also nice and polite. Its very famous for its catering in food variety and quality. Its worth considering for stay and dining.

We had visited this hotel to attend a marriage function. Had booked 2 Standard rooms from Cleartrip and Makemy trip website with a good deal (CP plan)
Location is exactly opposite to Bus Stand... however the approach road is a narrow lane to the Hotel entrance...sometimes difficult to find/track while coming from either end of main roads since the Hotel Board is kind of hidden/not so easy to see near bakery shops.
But, having said that there so many positives of Hotel KK Residency.
Car Parking space is plenty..
Food delivered via Room service is decent and tasty for the price charged (reasonable..not so expensive unlike other 3 star hotels). however there is 12% service tax on Room service
Room was spacious with AC with remote & Fan working fine.
Room was simple (basic) but very clean, with mini bar, Electric kettle and other Wardrobe facilities. Wooden Furnitures looked good.
Bathroom had a separate Toilet area, Washbasin & Shower Area ..making it very spacious... however we felt the need of a Exhaust Fan..Shower area used to get warm...seemed like it had no ventilator...though there was one in the low ceiling but felt it wasn't effective enough.
Hotel Staff were very good and professional yet friendly/helpful.
Hotel Staff gave a very prompt service throughout our 2 night stay.
Check in and Check out formalities were also very quick and we didnt have to wait too long.
Complimentary Breakfast is provided via Coupon stapled on your room newspaper Breakfast starts at 8-8.15 AM and available till 10.30 AM... however comparing with other hotels we felt 8 AM is quite late for a breakfast to be ready... it should have been available at least from 7 AM .. Spread is decent with 3-4 Varieties.
Breakfast was tasty and fresh for certain dishes and some dishes were just OK.
There was no free wifi. There was a 32 Inch LCD TV with all required channels (not HD)
Overall we had a very comfortable stay primarily because of well informed Staff and Reception/help desk . We would recommend this hotel to everyone who is looking for a value for money stay.
