Loved the posi, a block from Lake Wendouree, which makes the most beautiful morning walk. Room was just as reviewed, very clean and trim, comfortable and relaxing, (and large - we had a spa room). Very efficient management. Highly recommend this place. Only niggle (warning) was wifi was intermittent and slow for us the 2 nights we were there. That said (a small niggle in light of how comfortable we were), we would stay again in a heartbeat, and fully intend to be back, also because we loved Ballarat. Made a great base because car parking was a breeze.

Executive room very large, very clean. Bathroom large with reasonable amenities. Plenty of hot water. Only criticism is the untidiness of stairwell and cleanliness outside of Room 19. Bird droppings both sides of door and the stairwell is quite grubby. Needs a real good gurney and cleanup.
Management also need to convey offers made to motel guests to the hotel staff (see my review of Oval Hotel). This alone makes me reluctant to return to this establishment even though there are no complaints etc to the room or quality of the room. Left feeling rather "taken advantage of for the price" (no breakfast included) and lack of customer service.

We had a lovely weekend in Ballarat staying at the Lake Inn. The room was very large and spacious and well set up, everything you could have asked for. Immaculately clean. Quiet rooms. Staff went out of their way and were warm and friendly. Fantastic location too. Delicious breakfast!!! Highly recommended!!!!

We stayed 2 nights and we were surprised how big the rooms and bathroom are. The bed was hard and very bouncy which caused my back to ache.
I was also surprised that at $170 per night, that breakfast was not included. The Manager did offer to throw in a continental breakfast but we wanted a cooked breakfast so we declined.
Overall it was a good stay.

We stayed here five nights on a recent visit to have a good look at this beautiful city. The management are amenable to discussing nightly rates especially for longer stays and they were very fair with the tariff offered. We had an upstairs room which was very spacious and very well equipped and the double glazing meant the room was very quiet. Overall this was one of the quietest motels we have stayed in ever. The location a few hundred metres to the lake means there are several cafés within easy walking distance if you don't take the continental breakfast option on site. There is a tavern adjoining which was good for a drink or a meal although we didn't take that option, and there is no need for concern about noise from it impinging on the accommodation as you wouldn't know it was there. The managers who were doing a locum for the owners were courteous and obliging. I really can't imagine that there is better accommodation than this to use as your base for a visit to what is a fabulous city. Highly recommended.
